Fix and Flip 100% Funding
How does 100% funding work for a fix and flip. My point is its possible but nothing is 100%. I will explain how it works below.
example
200,000 purchase
80,000 renovation
400,000 After Repair Value
725 fico
no experience
We lend 100% of purchase and rehab up to 65% of the ARV. 400k ARV allows us to lend 260k. Borrower needs 280k. We will lend 260k and the remaining 20k will be brought to closing by the borrower in addition to the closing costs. All loans are structured this way. Anything over 65% of the ARV, the borrower will bring to closing in addition to closing costs. Closing costs for THIS loan will be about 16k

Lets say you don't have enough money to buy both the business and the building? One option is to buy just the business in cash or with 10% down payment and to sign a 2 year lease to buy agreement to purchase the building. After 12 months of running the business the client is then eligible to buy the building with with a 10% seller second. If the seller is willing to hold a seller second. If not the client has to put down 10% down payment to purchase the building. The client also needs to provide 6 months cash reserves and 6k for third party closing costs no matter what. Broker fee: 2 points under $500,000 and 1 point over 1,000,000
