Daybreak Real Estate 3rd Quarter 2018 Update
The Daybreak real estate market had a pretty good 3rd quarter with strong sales which were up over 26% year on year. Year on year the median sales price increased by 9.97% to $360,291, which is obviously a pretty good number.

Even with the strong home sales numbers, there are some signs that single-family home price appreciation may be taking a breather. The median sales price for a Daybreak single-family home stood at $407,694, which was up 7.09% but has not really changed over the last couple of quarters.

Rocky Mountain Power has released a doc explaining the new rates and terms for rooftop solar customers.

If the idea behind this new set of rates/rules was to take a relatively simple structure and make it as complicated as possible, then well done, you have accomplished your task.

There are now 3 sets of rules and rates, the old one, a transition one and a future one (where they have not even defined the excess energy rates yet).

Can I Rent My Daybreak Home
I often receive questions regarding buying investment property in Daybreak and if there are any restrictions?

Daybreak requires that the property is owner-occupied for 12 months before it can be rented/leased. There are also restrictions on the number of homes you can rent out (basically its 1), the minimal rental period and what you can rent.

The Island - Daybreak
More details have emerged about The Island, Daybreaks next village to be released. This village is located on an Island in the middle of Oquirrh Lake. There will be 4 home-types by 3 builders.

The most affordable option will be 'Island Townhomes' by Destination Homes. Holmes Homes is building 'Island Manor Homes', which are single-family homes starting in the $600's. Rainey is building both the 'Island Cottages', which are smaller single-family homes and 'Island Estates', which are the largest homes on the island, with sizes up to 6,696 Sq. Ft.

The Parkside Collection of homes represent the largest homes available in the Springhouse Village over 55’s community. The Prairie View Collection of homes are located in Daybreak’s 55+ community called Springhouse Village. These are midsized single-family homes, sitting between the Harmony and Parkside Collections. They are built by Oakwood Homes, and feature 2 to 4 bedrooms, 2 car garages, open plan living, large kitchens equipped with granite counters and stainless-steel appliances. Because these homes are in an over 55 community they have single floor living, but unlike the Harmony Collection they have a basement. There are 4 different designs to choose from (Willow, Elwood, Acacia, Laurel), each of which have flex room options, with the largest ‘The Laurel’ also have a loft area. Prices start in the $400’s.

Harmony Collection - Over 55's Twin Homes
Daybreak recently opened a new 55+ community called Springhouse Village. The Harmony Collection of homes by Oakwood Homes offer an affordable option starting in the $300's. These are twin homes with 5 different designs to choose from, ranging from 1,200 to just over 2,000 sq. ft. They feature 1 or 2 bedrooms, large kitchens, 2 car garages and main floor living.

Harmon's Market is coming to Daybreak
Today Daybreak announced that a Harmon's Market will be opening in Daybreak and will be the anchor store for the new North Shore Village Center. Construction is not due to start until 2019, with the store opening in 2020.

Daybreak Home Prices for 2nd Quarter 2018

2nd quarter 2018 was another good quarter for the Daybreak real estate market with home prices increasing 2.07% to $340,000.

Single-family home prices increased 5.88%, but there were fewer sales and properties were also taking longer to sell.

Townhome sales performed very well, with sales prices increasing 5.88% and a 10% increase in the number of units sold.

Condo sales prices increased 23.87%, on the back of increased sales and declining days on market (condos sold faster).

There are signs that single-family home market is stabilizing, while other home types continue to show strong growth.
