So Much to Do in Fabulous South Florida!

On top of the many outstanding championship golf courses there are always premier golf tournaments and events going on like the Honda Classic that runs from February the 24th through March 2nd.  The Honda Classic will be played on the PGA Nationals prestigious Champion Course.
 
South Florida is also host to many wonderful equestrian related events like the outstanding Palm Beach International Polo Season that run through the 20th of April. Palm Beach’s fabulous International Polo Club is a great place to revel in the competition and skill of the outstanding ponies and players. The season is full of incredible tournaments culminating with the U.S Open Polo Championship.
 
For the poker enthusiast, there will be hundreds of the nations top players vying for a chance to move on to the National Championship in a World Series of Poker circuit event that starts February the 17th. This twelve day event will be packed full of action and is sure to fulfill your poker related desires.
 
Tennis lovers can enjoy a week full of matches, parties, and special events with the Delray Beach Open that runs February the 14th through the 23rd.  This event will be host to past and present tennis legends and will feature some outstanding tennis action.

CHOOSE YOUR SOCIAL MEDIA ENGAGEMENT WISELY

Social media has delved into the heart of many marketers. It has been hailed as the future of Internet Marketing and perhaps the future of marketing in general. As companies and individuals begin to develop or enhance their social media presence they overlook the importance of whom they engage with or choose to engage with. In my opinion this is just as important as how many people you have in your circles or groups or how many likes, views and pluses you have.

Social media marketers have become obsessed with the idea that the number of people in your campaign is the only thing that determines a successful social media campaign. That the most important thing about your account is to have tons of followers likes and shares. This is very true in some aspects. I do agree it is a very import and you do want all those things. I would suggest trying to obtain these lofty goals but do it with caution and with savvy. Make sure that when you do chose to try strike up engagement or a social media relationship make sure you try to seek out individuals, entities and companies that share your like interests, endeavors and goals. For example it you are in the legal profession seek out users that share your same profile. Seek out fellow litigators, law firms, legal publications and legal bloggers. Thusly not only do you have a better chance at actually gaining a beneficial relationship. You also stand a better chance of engaging in like and similar communication that is relevant to your business. So many social media workers are so gung-ho developing that huge following that they lose contact with the ultimate objective of social media’s platform which is to reach the target audience of your chosen profession or passion.

Jupiter Florida is found in Palm Beach County. It is a very interesting Palm Beach County City because of the three unique water features that all reside in Jupiter, FL. There are tons of super golf courses, amazing places and it is close to amazing attractions like Miami or Palm Beach Island. The homes in the area are eclectic and elegant.

How do auto loans report to credit and impact scores?

Auto loans are considered installment credit and can add to your variety of credit.   For example, Borrower A had 1 credit card, 1 charge card and had just opened an auto loan. When he opened the auto loan in January, 3 hard inquiries hit his reports, with 2 that didn't result in an open loan.  He decided to go with one lender because of preferred rates but then got 2 letters in the mail from 2 other banks stating that he was denied credit based on the fact that he did not have installment history (as the top priority reason for denied credit). His credit scores were well over 720 prior to the loan application. 

This brings up some credit questions. Is it bad for Borrower A to have 3 inquiries, of which 2 didn't result in an open loan with those lenders? Will having an auto loan be good for the credit score and how will the inquiries impact his scores? Should Borrower A pay off the loan or in full or keep it for 2 years to build different types of credit? Keep in mind, Borrower A only has 2 years of history with 1 credit card.

Here is what I recommend:

Having varied types of credit will help scores.  Auto and student loans are considered installment credit since there is a set payment made every month.  The auto loan needs to become seasoned to really boost the credit scores but the fact that it is a different type of credit from the accounts already reported will be helpful.  Since the auto loan is new it has probably dropped the scores due to the reduction in the average age of credit.  Once it is seasoned (a few years old) it should add to the score and become quite beneficial. Keeping it open as long as possible would be a good idea score-wise.  

Inquiries remain on credit for two years but only drop scores for one year.   If an applicant signs an authorization form with the car dealer that allows them to shop for approval from various finance companies the inquiries are not frivolous and can drop scores.  Consumers have windows of time where multiple inquiries from a car lender only impact the scores minimally.  If the inquiries happened within a 45 day window I don't think they are doing much damage to scores (maybe up to a 5 point reduction).

Reach out to your referral sources to gain buyers and mortgage applicants in 2014.

There is a large segment of potential buyers, renters, as well as loan and lease applicants that are unaware of the opportunities unfolding since subprime financing has become more main stream.   These consumers may pop out of the woodwork if professionals find ways to reach out to them.  With the snow storms causing 2014 to get off to a disappointing start for many finance and real estate professionals this is an area that could develop into a major win for all involved.   How do we find these individuals?  One key avenue is email blasts.  Sending short tips to your referral sources or partners including real estate attorneys, bankruptcy attorneys, divorce attorneys, CPAs, financial planners, realtors, short sale specialists and more that offer education and insight can generate more business.  

Example:

“Hi CPA Smith,

I hope you are well.  Since it is tax season and you are meeting/speaking with current clients I wanted to give you cutting edge insight you can share with them.  Many of your clients that in the past could not get approval for needed loans on a refinance or purchase due to economic hardship and poor credit scores many now be eligible:
• There has been an easing in credit score thresholds for loan approval.    
• Mortgage approval is possible after economic hardship for those back on stable footing.  Loan approval wait after short sales, ____________, foreclosures wait______________ , and bankruptcies_____________ .
Since rates are still historically low many of your clients that are now in a healthier financial positions may be able to partake in these record-low interest rates and gain opportunity to improve the quality of their lives.  Please contact me directly if you would like to learn more about this or if you would like me to reach out to some of your clients directly.”
This is an example of ways in which you can generate more clients and show your referral sources and customer base that you are thinking outside of the box and offering valuable options.  Even those who are not interested will be impressed with your knowledge and expertise.  Tips like these can be edited to generate business from any referral source as well as your existing customer base.  You can send an email blast with short tips to anyone and everyone you have successfully closed loans for, past buyers/sellers, tenants. Even more will pass the info along to those friends and family they know will have an interest.  Forwarding an email is the easiest way to give someone a message and can be an instant boost to your business.
