According to the Superintendent of Financial Institutions (SUGEF), loans for purchase, construction or remodeling of housing have increased steadily in recent years. Between January 2008 and September 2016, total loans for housing purchases, construction and remodeling have risen from ¢ 2.2 trillion colones to just over ¢ 4 trillion colones.
Furthermore, according to the Costa Rican Banking Association (ABC), from September 2015 until September 2016, there was a 10% annual growth in housing loans.
There has been a continuing supply of banks and lenders, offering loans in colones and dollars, with fixed or variable rates and terms ranging from 15 to 40 years. Interest rates and terms vary from one lender to another, depending on which currency the loans are granted and the loan to value ratio.
The lenders recommend that the amount of the loans should not exceed 40% of the family income and that their clients acquire loans in the same currency in which the family income is generated.

Is Your Roof Suitable for a Solar System?
Solar Systems are a great way to save on energy costs. Nowadays, some homeowners want to install solar systems on their roofs.
Before solar systems are installed, the roof should be inspected to determine if it is strong enough to hold the weight of the new installation and if the roof surface has sufficient waterproofing to resist leaking once the new system is installed.
The overall condition of the roof should be inspected prior to the installation of solar panels, and if possible, the structure of the roof should be inspected from inside the attic, to determine if the existing roof structure will accommodate a new solar system.
Certain types of roofing materials are better than others when it comes to supporting the additional weight. Metal laminates will need to be covered with a rubber membrane to avoid leaking from the solar system installation brackets.
The age of the roof will also play a role. Worn and damaged roofs should be replaced prior to the installation of solar systems or any other object, such as antennas or satellite dishes, because worn roof laminate fastening screws become loose and leaks occur in the screw holes.

According to forecasts from Costa Rica's National Meteorological Institute, (IMN) this weekend will be the end of the the rainy season in the Central Valley
In some regions of the country the change of seasons has already began.
The Southern and Central Pacific regions will be the last to give way to summer.
This year, the rains continued up to 30 days beyond the normal weather conditions.
According to forecasts from Costa Rica's National Meteorological Institute, (IMN) this weekend will be the end of the the rainy season in the Central Valley

This year, the rains continued up to 30 days beyond the normal weather conditions.

The weather is not predictable and nobody is at fault. Patience is golden !
In my construction business, the weather is a significant factor when predicting costs and time frames to complete work.
After living and working in Costa Rica for 24 years, I’ve been on projects during variable weather conditions and can assure you that trying to predict when the rainy season begins and ends is not practical.
As the rain pours down on my roof tonight, (December 9, 2016), I recall why I advise my clients that installations of exterior building materials between August and December is a gamble.
There are windows of opportunity that experienced builders have good instincts for, and like many things in life, timing is an important factor between success and failure.
So, the next time someone tells you that it doesn’t rain in CR in December, remember that it does.
