Snag Lists - Building Reports
Are you buying a new or used house or apartment
If so, you would be well advised to engage a competent surveyor to 'snag' the property
The main items that are covered internally in a snag list inspection include
Attic Space, Ceilings, Central Heating and Plumbing, Doors and Woodwork, Electrical, Flooring and Tiling, Kitchen & Utility units, Plastering, Sanitary Ware, Skirting Boards, Stairs and Walls
The main items that are covered externally in a snag list inspection include
Eaves structure, Driveways & Paths, Drainage system, Boundaries, Garages & Outhouses, Walls, Windows and the Roof

What it planning exempt 
Can I build a garden shed / store on my property without planning permission?
The following may be built on your property without requiring planning permission
The total area of the shed/store, plus all other sheds/stores can not exceed 25 m2
The height of the shed/store can be no more than 3 metres for a flat roof and 4 metres for a pitched roof
The finish of the shed/store must match that of the existing house
The shed/store is not situated beyond the front of the house
A retained ‘Rear Open Space’ of 25 m2 is maintained 
The shed/store is not lived in or used for keeping of animals (pigs, ponies, horses, pigeons, etc).

The Home Renovation Scheme has been extended until December 31-2016
This scheme enables homeowners to claim tax relief on extensions to their homes 
and may include more living space, an additional bedroom, a sun-room, a conservatory, 
a porch, an attic conversion, etc, etc A tax credit of up to €4,050 can be claimed for works up to a value of €30,000

Do I need Planning Permission to convert an Attic
The answer is No for the following
If roof windows such as Velux windows are proposed to the rear of your house
The answer is YES for the following
If roof windows such as Velux windows are proposed to the side or front of your house
If dormer windows are proposed to the rear, side or front of your house
Please note that Building Regulations will also apply
