Real estate investment is no longer just an option for the rich. Nowadays, just about anyone can get started if they know what options they have. Today, I have five possible paths that you can follow in order to profit from investing in real estate. For one, the most traditional route is through buying and renting, which is exactly what it sounds like: You buy a property and rent it out. Now is a great time to try this way because rental rates have risen about 8% year over year. For the other four approaches, watch my latest video.

A lot of homeowners are curious about their options when it comes time to sell. One of those options is listing the home FSBO, or For Sale By Owner. There are pros and cons to this method. I have a list of both that I’d like to share with you. For example, one of the pros is that you don’t have to pay a commission fee to an agent. To find out the other pros and cons, watch this short video.

Today we’ll go over seven important things you need to do to your house to prepare it for winter if you have it on the market and it’s vacant. First, give a key to a neighbor or friend who’ll be checking in on the property. Next, have your home winterized by a professional. It might cost you between $500 and $1,000, but how much do you think you’ll have to spend if your home freezes up? To find out what else you can do to prepare your vacant home for winter, watch my latest video.

We’ve got a big market update for you today. We’re well into fall, so we wanted to bring you the statistics for a few different markets so far this year. Fairbanks is fairing well, with an average sale price over $250,000 and a pending ratio of 35.2%. The pending ratio is a measure of how quickly homes are moving, and we’re definitely in an active market. To learn more, watch this short video.

One of the hardest things to do is tell a veteran that the appraisal on the home they want to buy has come in low. When this happens, veterans have a few different options than buyers with conventional financing. For one, there is the Tidewater Initiative. Basically, the appraiser lets your lender or agent know ahead of time that the appraisal may come in low. There are a few more steps you can take from there. To learn more, watch this short video.
