The location is great. Food and entertainment is just a short walk away. The sites are shady, if small. The Tengo Internet SUCKS.

Location is fantastic. You can't get any closer to all the action in Austin. Sites are smaller and some road noise, but who cares you're here to explore the city anyways.

The people who live here full time are very friendly, very welcoming. There are a handful of good restaurants - Shady Grove, P. Terry's, Uncle Billy's, to name a few - on the same street and access to the river and it's miles and miles of hiker/biker trails. The river trails are incredibly beautiful, and there are two parks: Zilker and Baker, within a few blocks. Zilker has a frisbee golf course, a little train for touring the park, and Barton Springs - a year round swimming hole - is right there too. Plus, you're only a mile away from downtown, including a Whole Foods and REI which are very close. You can also rent kayaks and canoes to get out on the river. I can't emphasize how great this park is! It can be hard to get in though, as it's a popular spot, and they don't have any monthly rentals available as they're all booked up. :(

We loved this place and it is central to a ton of things to do. Walking to the lake and an easy bike ride to downtown. Many places to eat within walking distance (Chuy's happy hour is excellent) and the bus system stops right in front. People are really nice and the park is safe and quiet. I heard it is tough to get a reservation but we called about 4 months ahead and got one. Sites are okay but you are paying for the location. We would go back for sure.

The location of this RV park is wonderful. As others have noted, it is within walking distance to a number of restaurants, hike and bike trails, and the lake. The park is very popular, so I suggest making a reservation well in advance of your arrival. The proprietors have recently installed WiFi, offered through Tengo Internet. For the time being the WiFi access is free. The signal is good, but the DSL backhaul is merely adequate. If you're a Time Warner Roadrunner or Comcast Xfinity subscriber, you can get free Wifi access though the access points that Time Warner has installed in the area. In my experience these access points were much higher capacity than the Tengo Internet connection. If you're not a Roadrunner or Xfinity subscriber, and you need faster access than the park's wifi, you can purchase a pass online, for a reasonable rate. However, if you want to try to access the TWC access points bear in mind that they might be several hundred feet away. Invest in an external wireless adapter designed for long range, like products by EnGenius, Alfa, or Hawking.

If you want to live in a Trailer Park, this would be the place to be. Close to downtown, restaurants, entertainment, etc. Great place to stage skinny dipping at 3 a.m. excursions into Barton Springs

Not a bad stop. Cash only. No WiFi provided by the RV park, but at good moments you can pick up some rouge signals from nearby restaurants. Some sites have concrete pads, it looks like most of the folks are pertinent residents. Easy walk to the riverfront which is nice. Good showers, $1 laundry 75¢ dryer. $30 a night weekly & monthly discounts available. The hosts are cordial, but not particularly friendly. Not a bother as you don't have to deal with them much.
