A common item when buying a home is to purchase title insurance.  This is of course optional, however it is standard to include it in the purchase.  Title insurance can be a significant portion of the "closing costs" that many buyers don't anticipate.

So why do you buy title insurance?  Isn't it really just a way for title companies to get money for doing basically nothing.  Kind of like purchasing AD&D insurance.  You pay lots of money and basically never use it.

Not every using insurance is not a reason to not purchase it.  Perhaps the likelihood of needing it can be a factor, but certainly not the only deciding factor.

This brings us to City of Chino Hills and a great example of why you should purchase title insurance.  If you did not have title insurance, you could be paying for all of the legal costs in the case of Denton v. Chino Hills.

Apparently the Denton's property is encroaching on City property.  This encroachment existed in 1988 when the Denton's purchased the property.  At some point the City of Chino Hills informed the Denton's, and a total of 300 residents, of the encroachment.  The Denton's decided to sue the City.  The title insurance company is representing the Denton's case.  Getting legal representation for a case such as this could be very expensive.  That is if you can get representation at all.

This is a great example of why you want to purchase title insurance when you buy property. In the long run, it is actually very inexpensive policy that can protect you.  I don't know what the original cost of the title insurance policy was, but it has been 24 years since they purchased the property.  It is  very likely that the yearly cost of the policy amortized over the 24 years is less than $85/year.  When you are faced with losing over 1500 sq. ft. of property and tens of thousands of dollars in land value that small cost for the policy is worth it.

According to the California Department of Real Estate, there was a total of 1,109 license suspensions, surrenders and revocations in the fiscal year 2011/2012.  This represents a 100 percent increase compared to five 
years ago when suspensions, surrenders and revocations totaled 553.

Nothing

When you have to proclaim it is "NOT HAUNTED" makes you wonder why you must proclaim the ordinary.  

Makes me think of when you ask your kids, "What are you doing?"
And of course they proclaim, "Nothing..."  That is of course the first indication that there is indeed something you should be concerned about.

I doubt this is the real case here, but ya gotta wonder.
