At the beginning of the year we were turned down by several mortgage companies due to some insignificant red tape. We had great credit scores and income, but several lenders were adamant that I be in my part-time position for more than two years, even though I've been an RN for quite some time and there had been no large change in my income with the change of my position. We gave up and figured we would buy in the next few years, though it was disheartening. At the end of April, the property management company informed us our rent would once again increase. My husband decided to try one last option and found this 1st Florida Lending. I remained skeptical, but upon hearing our situation, Carlos assured us that we would be pre-approved. I still remained skeptical. Then he assured us we would close by the end of May, since that was the end of our lease. I still remained skeptical. He assured us we would make it through underwriting with no problems. Yes, I was still skeptical! We had been turned down so many times that I didn't want to be disappointed. I'm sure I drove Carlos crazy with all of my questions but he continued to assure us that everything would work out. He proved me wrong and stuck by his word. We closed in three weeks, with a very competitive FHA loan. I couldn't be happier with the service or integrity of this company.

Love this place! Shauna is extremely helpful and always recommending products that might be beneficial to me. She is knowledgeable and courteous. I have yet to be disappointed in the products she has recommended that I have used.

The apartments themselves are decent: I wouldn't call them luxury though. Besides the small size increase, they are comparable to any other apartment. The closet doors are the worst. They fall off the hinges all the time. The most disappointing part of these apartments is that they increase your rent EVERY YEAR. So if you are looking for somewhere to stay for more than a year, be prepared to pay more and more and more and more...every year. Our rent has gone up by about $50 each year to the point that we do not want to pay the price anymore. Last year our whole building almost emptied out for this very same reason. They can't keep long term customers because they continuously raise prices for what is "comparable" to the surrounding location...it isn't Hunter's Creek - its Kissimmee and apartments down the street are only $900. Sorry Rapallo - not worth the money especially with the lack of amenities. Wouldn't recommend renting for long term.

We called Roto-Rooter when our garbage disposal wouldn't turn on. My husband explained to the lady on the phone that the garbage disposal wouldn't work and she said she could have somebody out for service at 3 p.m. First, the technician didn't arrive until after 5 p.m. - but, to their credit, they did call and tell us he would be about an hour late. The technician arrived and told us he could fix the disposal for $225. We agreed. He used a vacuum to unclog it - took about 5 minutes - after which the disposal still wouldn't work. We tried the breaker and it still wouldn't work. In all actuality, it was the disposal that was not working. But of course, we were still asked to pay the $225 because the call was ran as a "clog". When I let them know that I thought that $225 was a little expensive for a 5 minute unclogging, he said that that's what he was sent out to do. We never told anyone it was just a declogging - we said the disposal wasn't working. BUT, the technician offered to lower the price to $80 IF we paid for the installation of a new garbage disposal which runs at $375 for the labor and you have to buy the disposal yourself...so, $375+$80+the cost of the disposal (about $100). Anyhow, my husband can install a disposal and, as it turns out, it probably would've been cheaper for him to just replace the entire system instead of calling Roto-Rooter. $225 for a 5-10 minute job is too overpriced for me. To their credit, the technician did say he could lower the cost to $180 (he was probably tired of hearing me complain about how overpriced it was). UPDATE: We received a call today from the company regarding our experience. They worked very hard to ensure that proper resolution was taken for this matter. They listened to the complaints that my husband and I had about the process and ensured us that this was not the experience they intended for us to have. After learning about the normal process for addressing service calls, we are convinced that our experience was not common, nor was it their normal way of doing business. Unfortunately, at the time of the initial posting, we had no other experiences with Kissimmee Roto-Rooter to base our opinions off of. It always speaks volumes when a company is willing to go above and beyond to make a bad experience a much better one. There are not many companies that do this. We have worked with Roto-Rooter to fix the problem. They have shown us integrity in their business and that is something to be valued. We will definitely consider using them again.
