How to Purchase or Refinance a Home with a HERO PACE loan or Lien on Title

Both the FHA and VA announced they will allow current homeowners to refinance and retain their HERO PACE loan in 2nd position.

FHA and VA will also allow buyers to assume the sellers energy efficient HERO PACE loan when certain criteria are satisfied.

And for any homeowner who wants to refinance into a Conventional loan and remove or eliminate PMI, Fannie Mae will allow their new HomeStyle Energy loan to pay of a HERO loan and not be counted as a cash-out refinance.

Conventional financing now allows lenders to contribute up to 2% towards a buyers actual down payment, allowing buyers to only need 1% down!!

This is essentially a Lender Paid Down Payment program to make buying easier and more affordable.
