Over the last five to eight years, Santa Clarita homes have been selling as fast as they have been coming on the market. These days, things are a little different. Instead of having 300 homes on the market, we’re currently up to 650 active listings. Homes that are priced right and upgraded are still selling with multiple offers, but things are definitely going to get more competitive for the rest of our home sellers.

These days, one of the more common questions I hear concerns Zillow, the popular real estate website. Is their home valuation tool, the Zestimate, really all that accurate? Today I want to fill you in on what the Zestimate can—and can’t—do. If you’re looking for a very rough ballpark estimate of your home's value, Zillow might be useful. However, the Zestimate can be off by up to $100,000, so you’ll have to decide if that’s worth it to you.

Our real estate market is really starting to heat up. The peak home buying season is around the corner, so we wanted to bring you the latest numbers on the market to show you what’s been going on. Right now, there are only 452 active listings on the market. In the last 30 days, we’ve seen 317 closed home sales. This shows that homes are moving quickly already.
