When calculating Architect's fee as percentage of Construction Cost, do we include contingencies/ allowances? If there is a given construction cost and contingency, do I add the contingency? To my understanding, the contingency is already in the construction cost.

Can someone explain how fees as % of construction work? Does the architect mention the amount depending on architects preliminary cost estimate or does he/ she wait until the final bid happens? In that case how do they get paid for sd/ dd/ cd?

Architect's construction cost Estimate: Does the Architect do Cost Estimate only at SD and DD and the package is given after CD to the contractor for final cost estimate.

When Architect's fee is based on % of construction cost, Which cost is the baseline? who does that estimate? Or at what level does the architect provide his/ her fees to the Owner?

can someone clarify please.

In this ADA illustration, what would be the minimum dimension of x? 4'-6" or 5'-0"? My logic is 5'-0" considering the min. turning radius( since we don't know if it is a corridor or where to find the turning clearance), but again if this is concerned with maneuvering distance in front of door, it could be min. 4'6" from push side.

Need expert opinions. Please help.

Is Architect's fee part of Hard cost or Soft Cost?

When calculating Architect's fee as percentage of Construction Cost, do we include contingencies? If there is a given construction cost and contingency, do I add the contingency? To my understanding, the contingency is already in the construction cost. Does the architect charge the fees before design bid or after, since it's percentage of Construction cost?

I am totally frustrated taking the exams so far. I graduated in 2004 and started taking the exams back in 2015. Since then I took CDS 2 times, PPD once and SPD once. I only passed the SPD. Two weeks back I took CDS and to my surprise I failed in Vignette. The same thing happened in PPD. To my own understanding I was completely correct and I did revise the drawings. I am really confused and frustrated at this point. Looking for suggestions as to what to do or subscribe.
BTW I am planning the transition.

Can someone give me a good resource for material and methods for exterior and interior construction materials?

while excavating for foundation in cold/ temperate climate, in a construction manual I found out they could use solar thawing or jet spray/ injecting steam on the frozen spot of footing before excavation to make excavation process easier.  I am now confused with the answer on this particular question.  Pls. clarify.

The answer is B, right?  To me it would be staggered vertically/ horizontally, stacked vertically is for cooling.  Please help.
