We've rented this condo for the past 18 months and have had occasion to request maintenance help a few times ... nothing catastrophic or particularly urgent. Each time they have responded quickly, shown up as promised and handled the issue in a courteous, professional manner. In particular, I want to thank Jason for his great service. Thanks!!!

I understand the issues with the maintenance requests. I put 2 requests in 48 hours ago and have still not heard back from them. I am not looking forward to getting my deposit back. It sounds like it will be nothing but a struggle. Wish me luck.

This property management company was HORRIBLE to deal with. The people were very unprofessional, and maintenance needs were NEVER taken care of. We complained about many issues including a broken toilet, which we waited a week to have fixed. The best part is that they try and turn the issues on you. Also they are very shady when it comes to getting your deposit back. Would def rec NOT EVER renting any property they are involved with.

I am a current resident at one of their properties. I do have seemingly productive conversations with various employees along with many guarantees and promises, but I would have to say that their follow through is horrendous. I have had the misfortune of living in one of their properties for nearly two years. There is mold in the basement that has not been taken care of, the roof is falling apart, the fence is a hazard, the front steps are falling apart, the bathroom is falling apart, the kitchen cupboards are in terrible shape and are rotting out, plumbing throughout the home is deplorable, and there is rot throughout the property both inside and out. My own mother cannot be in our home without taking medication due to the mold and rot. In addition to these problems there many others, and over the last two years we have been very proactive in our communication with our attempts to get these problems fixed. I have sent emails, letters, many pictures, and I made frequent phone calls. Over the last 6 months- since April 2014- I have been in much more regular communication with Guardian Property Management and have had several home visits. During this time I have received zero follow up information, no communication attempts on their end, and no progress regarding the issues. I have been assured that there is communication with the property owner, only to find out that wasn’t necessarily the case at all. Each time I follow up I am told that they are trying to get permission from the owner to start of projects, and I am given a time line of communication; sadly each time they fail to get back to me and I am always the one who needs to reach out. We feel very taken advantage of in this situation, as well as feeling stuck living in an unsafe environment because of our lease. We are now looking to buy much sooner than we had been planning just to get out of this duplex. If we are unable to find a home in very desirable neighborhood, we are prepared to move almost anywhere just to get into a safe home. I strongly encourage all those who are considering renting or working with Guardian Property Management to look elsewhere!

Tried contacting several times to look at a place and never got a response via phone and email. The posting is still listed. You'd think if they wanted to rent they would respond. Property management is a business. You always want clients. Very disappointed.

I am a current tenant of Guardian Property and have had a great experience working with them. Recently a water pipe broke in the rental townhome and the maintenance staff was out immediately to take care of the issue and followed up getting the floor and damaged material replaced. They have been flexible with my lease and a great company to work with.

My husband and I have rented from Guardian Property Management for about 7 years. We have NEVER had a problem from the moment we became renters of theirs. The maintenance department has responded promptly to all maintenance requests. Tim has primarily been the knight and shining armor swooping in and making all of the issues disappear. Recently, Dave has also been helping out in our home. Both of these gentleman have been more than eager to solve any and all problems that have surfaced and have the expertise to do so. Kimberly has been so helpful with assisting us when we have found ourselves coming up short with our rent. For someone who has such a tough job, you can always hear a smile in her voice when speaking with her. Jim has been a saint in the past years also! I would and have recommended Guardian Property Management to all of my friends and family. I have heard horror stories of other property management companies and I just thank God that it was Billy who took us to find a home for our expanding family. He listened to us and helped us find the perfect home! They have been nothing but amazing all of these years!

We had a great experience in the moving into the home; however the moving out process was a nightmare and very unprofessional. We were not present during the exit walk-thru; therefore, we were charged these crazy charges that made no sense. When I called to complain, I spoke with someone who was unfamiliar with the property. We have rented many times and have always been involved in the exit walk-thru. And the charges were so inappropriate like they were pulled from the sky. BE CAREFUL with this company and demand to be present for the exit walk-thru. We will never deal with this company again.
