This was my second time reserving a cabin and this experience was a lot better than the first. Ash, a member of guest care with the company reached out to me to discuss my previous stay. Ash was very polite and understanding of my previous experience and vowed that my next stay would be better. We selected the cabin Legacy Views and a Theater and what a view we had!!! The check in process was easy and quick and the young man at the front desk was very nice. The whole stay was exceptional and was more than what we expected. We were very pleased with the cabin and everyone that we came in contact with during our stay. Thanks Ash for your immaculate customer service!

Our whole family's first vacation and we decided to book with Cabins of the Smoky Mountains! The advertised grandeur wasn't anything but a bait and switch scheme. Our cabin was a modern day shack, complete with brokedown appliances, a leaky roof, and the previous guests' filth, esp in the bathrooms. The "gourmet kitchen" supplied ample blenders, pitchers, and knives (drawer full). Multiple trips to the main office to talk with the less than knowledgeable staff concluded with us being told repairmen would come into the cabin while we slept to fix such complaints. The view from the porch was trees and a red light. Oh, and one last thing, this cabin uses a lean to for covering garbage cans in bear country. My recommendation is to stay at the hotel or inn across the street. Hopefully at one of those places the oven at least works. (had to give one star in order to post)

When I checked in, I was given a piece of paper which gave me directions and information about the cabin. I have complaints about the following: • I was given the ID and password for internet/WI-FI. IN FACT, THERE WAS NO WI-FI IN THE CABIN. NO SERVICE AVAILABLE. I should have been told about this as I had work responsibilities to do while in the cabin. I was promised Wi-Fi service when I agreed to rent the cabin—this was a high priority for me. • I was given the cabin’s phone number as XXXXXXXXX. THERE WAS NO PHONE IN THE CABIN. When I called (On August 1 and August 2) and asked about this your Guest Service Rep said that she would send someone out. An employee showed up the next day—with a phone. When he plugged it in, HE SAID THAT THERE WAS NO PHONE SERVICE TO THE CABIN. This was never fixed. My handicap, almost 90 year old Mother was in the cabin. We could never leave her alone without phone service. I WAS FORCED TO KEEP USING MY CELL PHONE SERVICE THE ENTIRE WEEK TO COMMUNICATE WITH SERVICE REPS. • POOL Access—when I made the reservation in February, 2016, I was told by your reservation agent that we “would have access to an indoor pool not far from the cabin.” To my total shock, when I checked in, THERE WAS NO POOL ACCESS AVAILABLE for my stay. I was never given a reason why not. The agent said that it was not an amenity listed with my cabin, but I had been told verbally by your reservation agent that I did have an indoor pool close by and would have access. This, in my world, is part of the agreement. • You state in your Reservation Agreement that you “offer cabins with the highest standards of quality and excellence. As such, guests are charged various fees…” and you charge a “Premium Service Fee” because your “cabins undergo a higher degree of inspection by trained personnel prior to and immediately following your stay.” In fact, I received a welcome note of Cabin Inspection, signed on July 30, 2016. Yet, I found the following conditions unacceptable to the definition of “highest standards:” o Pots and dishes had been put away DIRTY o One pot holder for the entire kitchen o 8 forks in the drawer for a property that claims up to 12 guests can stay there o NO dish towels in the kitchen/cabin o No ice maker/no ice trays available in the freezer. (Even the cheapest hotels supply guests with ice.) o A broom to sweep the floors but NO dustpan.

DOLLY'S DOORSTEP is a huge NO! We checked in on a Thursday, then on Friday the air conditioning stopped working. I called in a service order at 5:15pm. From 5:15pm until 3:00am, I spoke with the office 6 times. We had two people come out to work on it, the first maintenance guy said it was frozen up and to let it thaw out and if it didn't work to call back in one hour, so we called back in one hour because it was still not working. The second guy showed up around 12:30 am, said he didn't have what he needed and he would see if he could get in and would call us in 20 minutes with an update. At 1:30am, I called because we were all still waiting on this guy to show back up. We were then told they would find out what was going on and then call us back. Another hour goes by and still nothing so I called again. At this point, we were way past done. So we went to bed after I explained that we couldn't wait any longer, and we expected a call before 10am. At 10:30 we had to call back. I spoke with the supervisor on duty. She said she had been trying to reach me with an update...hmmmmm. She said the maintenance guy would be here any minute and offered us a one night credit. Finally something happened, maintenance showed up and repaired the unit, the repair was as simple as FREON! Here's what you should no about Cabin of the Smokies, their properties have gone down hill, there service is horrific and that is the nicest way I can say it. Now about Dolly's Doorstep....the owners are taking care of their property. It's dirty, worn out, dated, beds are horrible, bathrooms nasty, deck is scary because it is old, 3 toilets in the house and all are broken. Maintenance has been called on these as well, yep still broken and just gross. Here are the good things to know...The view is great, the sofa's in the living room are nice and comfortable, that's all we've got to say that is good.

Me, my fiancé and our family pit bull are at the cabin Southern Grace. This cabin was clean and neat when we checked it. Beautiful views!! It is located off the main path so I had privacy. A lot of the reviews scared me but I think they are either super picky or they should have looked around and picked a better cabin. Some of them are very close and no privacy for your family. I give Southern Grace five stars and will be returning again! Thank you for a perfect stay!!!

First, they switched cabins without notifying me. The one they sent us to was disgusting. Finally, we were transferred to Smokey Bear's Den, which was a nice cabin. However, a bear had apparently gotten into the trash left by the previous renters and had strewn it all over the carport, deck, and surrounding woods. It took two days and several calls and visits to the office to get someone up there to clean it up. Upon leaving, I called to check out and left my IPAD lying beside the phone on the kitchen counter. I reported it within a couple of hours. After six days, numerous calls and e-mails, I finally was called to tell me that they could not locate it. I offered a reward if they would just ask the cleaning crew. Other businesses have returned items left by myself and friends. The IPAD is "locked and lost" with my contact number if anyone turns it on. I know it was left in that cabin. I also realize the company is not responsible. A reputable company would not allow their employees to "lift" an item left behind. My next step is reporting the serial # to the local police and this incident to The Better Business Bureau.

If there was a 0 rating, I would offer it to this company. This company has been nothing but trouble from before we even arrived. We had to call several times before arriving to receive the documents that were supposed to be emailed to us beforehand. Once we arrived at Hidden Springs Resorts, the problems continued and increased severally. From a dirty cabin with lots of hair in the bathroom to Wi-Fi issues and top it off hot water and gas issues (No gas to Grill). We were told to wait 2-4 hours for hot water to be fixed, needless to say we did not have hot water for 2 days. This stay was unpleasant and the office was no help. We had two women hang up on us (one was named Liz, we didn’t catch the other woman’s name) when we were explaining our issues and were told a manager would return our call, but we never heard from them at all. The only positive thing out of this trip were the two employees who were helpful, Daniel (who finally was able to send a maintenance person to fix our issues) and William, the maintenance guy who fixed what he could. We STRONGLY do not recommend this company at all. They are unwilling to help and rude when you try to explain your issues and request for help.

My boyfriend and I rented the "Ravens Eye" for 5 nights last week. We drove 9 hours to get there, and I didn't know what to expect due to all the terrible reviews. Our cabin was pet friendly and well maintained. The cabin was absoulutely beautiful and the resort was accomdating & easy to work with. I highly recommend Cabins of the Smokey Mountains and can't wait to return!
