The higher rate of 18% and 28% only applies to property that does not qualify for PPR relief.

Consider living in your rental property prior to disposal to exempt the final 18 months of capital gains tax and to reduce the rate to 20% (or 10%.)

Gains from disposal of residential property are typically subject to tax of 28%. Any proceeds reinvested into EIS would defer paying tax on the gain, and also reduce the tax rate to 20%

Airbnb letting may qualify as furnished holiday let resulting in 10% capital gains tax rate on disposal.
