Phillips & Company CPA bought the property at 221 S. Third Street in Elkhart from Charles E. and Beverly A. Talmage. The property is directly adjacent to the office building at 219 S. Third which the company also purchased this year.  The accounting firm, headed by Dan Phillips, CPA, MBA, plans to use the property at 221 S. Third for additional parking to support its new office location next door. Richard Hobson assisted Phillips & Company in the sale.

NeXus RV is the new owner of the 26,736 SF industrial building on 2.45 acres at 2994 Paul Drive in Elkhart. Bill Kuhns, SIOR, assisted in the sale. NeXus RV, a manufacturer of Class C, Class B+, Super C and Class A motorhomes, plans to use the new building for pre-delivery inspection, camping simulation and on-site service. In August the Elkhart-based company announced it would shift to dealer sales instead of factory-direct sales. The company closed five of its own dealerships but will market its products through around 50 dealerships nationwide. NeXus was founded in 2010 by Claude Donati and Dave Middleton.

Richard Hobson assisted KA Debicki Properties LLC in purchasing the 1,970 SF former bank branch at 3110 W. Old US 20 in Elkhart. The building, which had been on the market for 611 days, will be converted into an office for Concept Therapy. The company, which was founded in 2003, provides physical, speech and occupational therapy. This will be the company’s second location in the area. Concept Therapy also has offices at 524 E. McKinley in Mishawaka.

Thor Motor Coach recently purchased 2.47 acres in the Maywell Industrial Park along Middleton Run Road at Industrial Parkway in Elkhart. The RV company quickly converted the parcel into an additional paved parking lot for their business at 604 Middleton Run Road. FM Stone broker Brent Miller, SIOR, assisted Thor in the sale. Thor Motor Coach was formed in 2010 as a strategic merger of Damon Motor Coach and Four Winds International. Thor produces nearly one out of every four motorhomes sold each year.

Scott Griffith assisted Jason Obendorf LLC in purchasing the 47,000 SF industrial building at 2521 Industrial Parkway in Elkhart from Community Enterprise Properties LLC. The building, formerly an Ivy Tech building, will now be home to ObeCo Incorporated. ObeCo serves the RV and marine industries by providing unique solutions to space saving problems. ObeCo has been in business in Elkhart County since 1990. The company is growing and needed more space than its previous location near the intersection of SR 15 and US 20 allowed. Congratulations ObeCo!

Another area Dollar General will be open soon at the southeast corner of Fieldhouse Street & SR 19 in Elkhart. FM Stone's Brent Miller, SIOR, assisted in the sale of 1.57 acres at that location to Elkhart Fieldhouse BTS Retail, LLC. The land was previously owned by three owners: John Turk, Dimension Holdings LLC and Laura Jane’s Cookies. The retail store chain has more than 12,500 stores in 43 states.

Tredroc Tire Services is the new owner of the 36,510 SF industrial building at 2208 Clay Street in Elkhart. The company specializes in commercial tires, retreading and OTR tires. Tredroc, headquartered in Elk Grove Village, Illinois, has over 26 locations in seven states. The Clay Street building will be Tredroc’s first Elkhart location. Its new building is on 4.63 acres on the city’s southwest side, close to State Road 19. FM Stone’s Brent Miller, SIOR, represented Tredroc Tire Services and Bill Kuhns, SIOR, represented the seller, Clay Street Properties, in the transaction.

North Side Appliance Inc. is the new owner of 1501 & 1503 Elkhart Road in Goshen. This 17,316 SF retail complex of five buildings on 1.83 acres, which was formerly a John Deere dealership, was sold by Kauffman Sons, Inc. FM Stone's Bill Kuhns assisted the seller in the transaction. North Side Appliance was opened in Goshen in 2006 by Dan and Carol Miller.

Pete Letherman, SIOR, CCIM, assisted Forest River in purchasing the 118,337 SF industrial building at 710 Gerber Street in Ligonier. The building, which includes 10 acres, was purchased from Kropf Family Real Estate LLC. Forest River plans to create about 130 jobs before year’s end at this new location which will produce Puma brand travel trailers. The building was most recently used by Creative Wood, a furniture maker. Forest River, a Berkshire Hathaway company, produces recreational vehicles, pontoon boats, cargo trailers and buses. The company, headquartered in Elkhart, operates multiple manufacturing facilities throughout the Midwest and West Coast.

FM Stone's Bill Kuhns, SIOR, assisted in the sale of the 66-room, 20,216 SF motel at 2004 W. Market Street in Nappanee to O.M. Shiv LLC. The former Nappanee Inn is now The CountrySide Inn and is open to the public. The Inn is located near Amish Acres, a tourist attraction created from an 80-acre Old Order Amish farm.
