Now that 2017 is underway, I wanted to drop in today with a quick DFW area market update for the first quarter and make a few predictions on where we’re headed for the rest of the year. Ever since the spring of 2012, prices have been going up, and that trend is continuing. The average price for a residential home is about $275,000, which is up about 6.5% from this time last year. Along with the average home price, the number of sales has increased, too. To learn more about what’s happening in the DFW area market and what you can expect moving forward, watch this short video.

How to Protect Yourself Against Wholesalers
If you’re a home seller, why should you be wary of wholesalers? In the real estate world, wholesaling is a very simple tactic that investors might use to sell your house for less than what someone else might pay for it. The way it works is the investor will approach you, offer you a certain price, put you under contract, and then immediately try and sell your property to another end user at a higher price before they close on it. Luckily, there are ways to protect yourself against this. To learn what they are, watch my latest video.

Is Our Market Hotter Than It’s Ever Been?
Now that the election is over, how’s our real estate market doing here in the DFW area? Everything still looks extremely positive, but we don’t know how long that’s going to last. Over the last year, our median sales price has risen 9.7%. That’s not the only figure worth sharing, though. To learn more about where our current market sits and what you can do about it, watch this short video.

Who Should You Take Real Estate Advice From?
Of all the different types of people we deal with on a daily basis in our business, we’ve noticed lately that one thing seems to be uniting them: they’re taking real estate advice from the wrong people. By ‘wrong’ people, I mean non-experts. Think about it—if you were experiencing chest pains, would you consult a doctor or a person who once had a heart attack? The same logic applies to real estate. To see what I mean, watch this short video.

If you’re thinking about buying a home, one of the most important things you can do is consult with a buyer specialist. Why is this so important? There are over 80 different variables involved in a home purchase transaction. Each one of those variables needs to be proactively managed in order to get you the right home at the right price with the least amount of hassle involved. It’s the buyer specialist’s job to accommodate each of these needs for you, but in order to do that, you’ll first need to consult with them. To learn more about buyer consultations and what they mean to your home purchase, watch this short video. http://scottnealre.blogspot.com/2016/10/the-importance-of-consulting-with-buyer.html

Are you thinking of trying to sell your home on your own? Before you do, there are a few questions you should ask yourself. Do you have the expertise? Do you know how to price your home correctly? Most FSBOs (For Sale By Owners) lack the knowledge and expertise about what’s happening in the real estate market, which is why most of them fail. To find out more about why selling your home on your own is probably a bad idea, watch this short video.
