Seems the real estate arena has many different categories, if you will, that house such things as Residential Sales, Commercial Sales, land Sales, leasing, investments and a lot more.
To me, when a person is in title to real estate the components they own are Debt and Equity. Both these components can vary greatly with the type of property and the "Ownership". Most Owners and salespeople do not think in terms of debt and equity. The mentality is "Sell" the property, payoff the debt, take the equity and purchase something else. Perhaps that sale does not solve the clients need or real motivation. "What if", the tax impact is great, or they really want income and a long term lease?
If the Client is aware that they have options when it comes to debt and equity, they will most certainly,  from that moment, think differently about the many possibilities they have besides an all "Cash Sale".
My position is the Client should be aware of the many ways they can use their equity and that a, new loan or "Cash Sale" is only one form. The great thing is, the Seller and the Buyer can treat equity  as being spendable, "Like Cash".
For instance, I have an equity of $110,000 in a piece of vacant land. I will trade (Spend) that equity for a 10 year lease on your office building.
Or, a client has a house for sale, valued at $300,000 Free and  Clear. Perhaps the Seller would take a $50,000 lot and $250,000 cash. Or, better yet, a seasoned $100,000 promissory note secured by some other property and $200,000 cash.
The possibilities are many and varied.  However, Clients are  rarely questioned in such a way as to determine their level of need and motivation or what they are willing or capable of doing. Agents should offer the Client every opportunity to get their equity in any form the client chooses. My position is never limit the client to only a cash sale. Present every offer, oh,  "by the way " that's what we are hired to do". Let the Client determine how to take equity and how to spend equity, because Equity is all the client truly owns.
