Looks like water was seeping in to a wound and it rotted. Also it does not look like you ever trimmed the tree. Now is the time to trim a few branches back on the remaining half of the tree so it does not hit your neighbor.
We'll probably have the whole thing removed. It's been trimmed, and pieces of it have fallen off in various storms over the years. No, fortunately it didn't hit anything, except it knocked out the power to the neighborhood and tore the cable connection from the house.
If it keeps breaking, remove it. Replace it with a slow growing hardwood tree.
