Look what my #flironepro picked up on this condo inspection. During a inspection I always scan the home with thermal imagining which can find hidden problems but this is not a fool proof system or guarantee that there are no leaks. The thermal imaging camera only picks up surface temperatures and if the temperature of the water source is similar to the surface temperature then it will be very difficult to find any issues. Thermal imaging cameras can not see through walls and can potentially confuse the user into thinking there are problems that don’t actually exist. The best bet is to use your eyes 👀 and a really bright flashlight 🔦 then use your tools to confirm. Attention parents with small children - I always come across these plastic receptacle plugs that prevent children from sticking objects into the slots. What’s interesting to note is that if your home is newer and the receptacles have TR embossed on the front that means they are tamper resistant. Tamper resistant receptacles were designed help prevent children from getting an electrical shock. This does not mean that it’s impossible to stick objects into the slots and get a shock but it makes it very difficult. There is actually little plastics pieces inside the slots that must both be engaged to open and allow an object through. To be totally safe the plastic plugs are your best bet but it is nice to know there is added safety features in your home just in case. I can remember getting shocked quite a few times when I was kid and because of that always keep the little ones in mind during a inspection. #safety #safetyfirst #child #parents #info #didyouknow #homeinspector #enginspections

On this new home inspection the cold water had significantly more flow than the hot water. This was not a serious concern but the issue was documented and brought to the builder to be repaired before the possession date. #fail #newconstruction #water #hot #cold #plumbing #builder #fixit

This townhome was only 13 years old and 75% of the windows seals had failed. This one surprised me as typically the window glass (insulated glazing unit) start to see issues between 20 - 30 years. #fail #glass #window #surprise #homeinspector #enginspections

Why did I take a photo of a bed in this basement? This was a serious safety concern as this basement had No windows. All bedrooms MUST have a window for means of egress in the event of an emergency. #safety #safetyfirst #bedroom #bed #sleepytime #emergency #no #serious #basement

I put the gauge on this hose bib to test the water pressure, it was at 190 psi which is the highest I have ever seen. Typical water pressure in a home should be between 40 & 70 psi and most water supply piping has a maximum pressure rating of 100 psi. This will cause damage to the water supply piping, did I forget to mention this was a new home 😐 #fail #plumbing #omg #first #brandnew #construction #pressure #homeinspector #enginspections
