High demand, high prices, low supply and...smaller-sized. Great time to be selling. These are interesting times in our industry niche of lots and land for new homes.

Extraordinary law changes are considered as California struggles with a housing crisis with skyrocketing home and rental prices. The state government is considering legislation to crack down on communities that systematically delay or derail housing construction proposals.

Positive Housing Report:
New home sales rise higher in May, now running 12% higher than this time in 2016. April's numbers also were revised upward. This is all good news, but the housing market still has factors that are limiting growth and economists are mixed about what the numbers really mean.

New Home Sales fly past estimates in March!

Strong new home sales market is making a statement and embarrassing doubters. March numbers were up almost 6% over February and more than 15% over March of last year.

How do you know when it's a "Tear-Down" market?
In some areas land value has increased so much that it exceeds the value of the existing home.

As described in the article...
"Welcome to the realities of modern real estate math: While both physical structure and land contribute to the value of a home, those two components don’t hold their value equally, especially in the most desirable markets. Over time, the physical structure usually depreciates in value, while land appreciates. That’s because the property is in limited supply. Developers can stack more homes onto lots by building high-rises, but they can’t produce more land. And that’s why the value of land naturally goes up when population growth creates more demand."
