Price : $365,000 to $375,000.

As it is right now this is a good investment for someone on a budget. The rent on this property would be $370 to $390 per week. That equates to a return of 5.4% which is a very strong on its own.

This is the sort of property that would pay for itself.

A look at the Brisbane Property Market from a Brisbane Buyers Agent. Here's a true real life example of 2 properties within 12 kilometres of of the Brisbane CBD. One is in a new home in popular suburb on 400 m2 of land. The other is less than 3 kilometres away on bigger land with a 2 story home in a very good street and is $266,000 cheaper. How much is that property going to be worth in 5 to 10 years time when you cant find land in the more popular suburb yet your still close to the Brisbane CBD.

These are the properties I look for and even though it might not be as pretty as the more expensive one, it's not the house that appreciates in value, it's the land and it's the land we want. The house we can improve anytime we want, if we wish too. 

I am already seeing suburbs like this increase in demand and right now there are very few properties in the suburb to purchase. Luckily I have some good agents in the area who let me know about these listings before they go to the public and we can get a look at them first. These are called off market transactions and there's a good example of one HERE >>> 

There are many areas in Brisbane where this same scenario plays out and these suburbs are where you can make a good profit in the future. Think ahead when our population has grown and demand for land within 15 kilometres to the Brisbane CDB has increased.
