Help to buy funding

Have you been dreaming of buying your first home? Are you worried about how you are going to finance your purchase? We here at The Mortgage Genie are on-hand to help ease those worries, and get you up to speed on the latest developments in Help to Buy.
The first step in your Help to Buy journey is to open up a ‘Help to Buy ISA’ with any of High Street Banks, Building Societies and Credit Unions. With the government providing a Help to Buy bonus of 25%, this means that for every £200 you save, the government will give you a bonus of £50. This bonus will come at the end of your time saving up, when you are ready to purchase that dream first home, with the government providing a bonus of up to £3000 for first time buyers.
The best thing about the Help to Buy ISA is that these accounts are available to each first time buyer, not just each household. Therefore, if both you and your partner open one up, you could be entitled to a government bonus of up to £6,000.
Once you have opened your account(s), the excitement can truly begin. Keep your eyes on the prize, and start saving those pennies ready for your purchase. With your new account you can save up to £200 a month, however, to get your funds off to a great start, in the first month you are able to deposit a lump sum up to £1,200.
If you have found your dream home, and are satisfied with the savings in your Help to Buy ISA, then it is time to ask your solicitor or conveyancer to apply for your government bonus, totalling 25% of your savings (up to £3,000 per first time buyer). Once the bonus is received it will then be added to the money you are putting towards your first home, however the bonus must be included in the funds at completion of your property purchase, and not used for any fees along the way such as deposits or to pay for solicitor’s, estate agent’s fees or any other indirect costs associated with buying a home.
But what happens if something goes wrong and your property purchase does not go ahead, but you have already closed your Help to Buy ISA? Fortunately, in the scenario your solicitor or conveyancer will give you a purchase failure notification document, confirming your property purchase did not complete. If you take this to your account provider they will re-open your account for you. You will then be able to deposit your money as a lump sum back into your Help to Buy ISA. So for example, if you closed your account with £12,000 in it, you will be able to re-deposit £12,000, and you can get the search back up and running.

I want to buy a house but I’m not sure if I can afford it…

In a society where many millenials believe they may never own their home, where many people have been stung by bad credit, and where The Royal Institution of Chartered Surveyors said rental prices are predicted to outpace house price inflation, as an imbalance between supply and demand squeezes rents higher, we at The Mortgage Genie are proud to advise customers on how to get on the property ladder.
Shared Ownership
In 2010, research by Halifax indicated that, allowing for inflation, house prices had risen by 273% in the past 50 years. 7 years on and May saw house prices drop for the third month in a row, a first since the height of the financial crisis in 2009. However, in June Acadata and LSL Property Services research showed that house prices rose to a record level, with the average home in England and Wales costing just over £300,000.
For many people below 30 this is a cause for concern, as inflation continues to rise (dropping in June for the first time since last October), wages are failing to keep up with increased cost of living. Coupled with increasing rental prices, many people are left wondering how they will ever afford their own home. If you are in this boat, fortunately our team of expert advisors are on hand to help!
Although not the favoured route for some, the government have a scheme available to help ease some of those affordability concerns. If you can’t quite afford the mortgage on 100% of a home, Help to Buy: Shared Ownership gives you the opportunity to buy a share of your home (between 25% and 75% of the home’s value) and pay rent on the remaining share. Later on, when you have had the opportunity to save further funds, you have the opportunity to buy bigger shares in the property.

“You could buy a home through Help to Buy: Shared Ownership in England if:
- your household earns £80,000 a year or less outside London, or your household earns £90,000 a year or less in London
- you are a first-time buyer, you used to own a home but can’t afford to buy one now or are an existing shared owner looking to move.”
With this scheme you can buy a newly built home or an existing one through resale programmes from housing associations.
