Another good reason to consider living in Arkansas. Along with many kudos for "best places" to live, work, raise a family, etc., the U of A is becoming a first class school in many areas, not only business , science, and athletics. A school of art is just the latest. Fayetteville Arkansas rocks.

Unfortunately the number of homes in NW Arkansas sold in June is down, primarily because there is a shortage of inventory. Lots are more expensive too, so affordability is down. But the prices are higher. Supply and demand. Hopefully a new housing bubble is not developing.

Some people think they save money by selling their home themselves. But they may leave money on the table and risk other pitfalls by doing so. A real estate agent provides the expertise of the market and other factors that generally mean more money in the sellers' pocket, even after the the commission is paid.

Another factor influencing the number of owner-occupied vs. rental homes is the shortage of affordable housing. In NW Arkansas, real estate prices are up, especially on new construction homes.

One of many reasons that NW Arkansas is a great place to live, not only for families, but also for other quality of life reasons. Springdale is part of the Fayetteville-Springdale-Rogers MSA as is Bentonville, home of Crystal Bridges Museum and the Walmart Home office. Not only Fayetteville is on the "best places to live" list, but also these other towns, including Springdale.

Supplies of new homes continues to drive priced upwards nationwide. In Northwest Arkansas, the real estate market is strong, but rising interest rates may curtail some activity and affect affordability.

Good news for sellers in NW Arkansas as well as around the country. Home prices are higher. But for buyers, with a shortage of inventory, competition is greater for that "wonderful deal" and affordability is becoming a concern. The best tactic is to have a buyer agent (no extra cost in Arkansas) who knows the market and can help buyers determine a fair price for the home they wish to purchase.

People travel from long distances for these traditional craft fairs. The "granddaddy" of them all is at War Eagle, but many are now indoors at other locations. It's not too late to plan a trip.
