Started as a manager in our Deerfield Beach office.  Is now the Corporate Manager for all Rent 1 Sale 1 Realty offices.  I highly recommend Paula and her staff to anyone looking to rent or own.

Our newest Rent 1 Sale 1 Realty Wellington-Royal Palm Beach Office is located at 420 South SR 7 #114 in Royal Palm Beach Florida.

The office is located just south of Southern Blvd on the east side of 441 in the Royal Office Park.  It is strategically located on the Wellington - Royal Palm Beach city line to service both cities as well as Loxahatchee, The Acreage, Lake Worth, Greenacres, Haverhill and West Palm Beach.

As with all Rent 1 Sale 1 Realty offices, our Rent 1 Sale 1 Realty Wellington-Royal Palm Beach office specializes in both rentals and sales.  We have a dedicated real estate rental team to assist with equestrian rental properties, apartments, condos, townhomes and homes for rent.  They provide access to all privately owned condos, townhomes and homes for rent as well as all apartment complex rentals including apartment move in specials and reduced rent specials.

Our sales team can assist with condos, townhomes and homes for sale as well as providing financing and title assistance.  The combined experience of rentals and sales is invaluable when it comes to assisting buyers and investors with their financial decisions.

New construction condos in Brickell Miami Florida
Building in Miami is booming again, particularly the Brickell area in large part due to the $1.05 billion Brickell CityCentre. This 5 million square foot mixed-use project located in the center of the Brickell financial district, will be comprised of luxury shops, restaurants, office towers, condominiums, a hotel and a department store in addition to an underground parking garage.
The Brickell neighborhood in Miami is one of the most sought after locations for young professionals as well as empty-nesters with its proximity to Miami’s financial district as well as the best in Miami’s nightlife and entertainment like the American Airlines Arena and South Beach. Living in the Brickell neighborhood also affords residents the best in public transportation means like the Metro-Mover and Metro-Rail which connects passenger to the Tri-Rail making it easier to travel between the Tri-County area.
With the completion of Related Group’s project MyBrickell, a 28 story 192 unit luxury condo building, comes the first condo to be completed since this past decades real estate collapse.

R1S1 Realty is scheduled to open its first test boutique office in east Fort Lauderdale.  The opening is scheduled for February 15th.
Real estate offices are trending towards smaller boutique style offices.  As technology improves, real estate companies are downsizing from large real estate offices to meet and greet style boutique offices.  R1S1 Realty plans to merge technology, speed and proximity to better meet the needs of its customers.
Real estate inventory searches can now be performed on cell phones (R1S1 Mobile App) and tablets.  Renters and buyers can adjust their property searches with their realtor from their cars.  R1S1 Mobile App features a patented GPS search that locates properties in your vicinity.  Renters and buyers can pull into a community, or up to a condo building, and instantly see prices and availability.  We still recommend you pull over first before performing your search.

When’s the best time to start looking for your next rental property?

As a renter you would think that the optimum time to start searching for a new place to live is 30 to 45 days prior to your move date and I would agree with you.  Yes, responsible people like to know they have a place to live prior to giving a 30 day notice.  Most apartments complexes and even private owners now are requiring a 60 day notice in their leases knowing the facts that I’m about to give.  They do this in hopes that you’ll just renew your lease so they don’t incur the costs of re-renting their property.
However, believe it or not, the optimum time to look for a rental property is between 3 to 4 weeks prior to your move date.  It’s true that most private property owners (owner of condos, townhomes and homes) don’t want to hold their property off the market for longer than 30 days.  They still have to pay their mortgage and expenses while not receiving rent.  We’ve had many owners turn down offers because of this.  If there are two similar offers on a rental property, the owner will usually chose the one that occupies the soonest.  Also, private property owners are also less likely to negotiate the rent.  They will hold firm on the price in hopes of a getting a stronger offer.
Apartment complexes have a set price.  It’s usually a first come, first serve policy so you don’t have to worry about competing offers.  However, we are seeing apartment complexes set higher rents for those looking 30 plus days prior to their move date.  Like the airline business, they’ll start to drop prices/rents and offer move in specials to occupy vacant units fast.  It’s very common for an apartment complex to offer a special if the renter occupies by say, that weekend.
Now, having said that, I still recommend getting an early start which is up to 6 weeks prior to your move date.  My realtors will hate me but I’ve always been against pessimistic realtors that blurt out “owners won’t hold a property off the market that long” and turn a renter in need away.  A good realtor should at least show you what’s available at that moment in time and should also be knowledgeable enough to give you a short term forecast of the rental market.
