If I could give it no stars, I would. Moved in Aug. 2013 with filthy carpets that smelled of urine. I kid you not, they did not even vacuum after the last people moved out. The rest of the house was very old - broken fireplace, missing chunks of our counter top, a fridge that was duct tapped and didn't close all the way, bad insulation etc. The best part was the fact that they tried to put a 1200 fine on our last month bill for a pet that we never had. Funny how they fined us the LAST week of our lease in order to try and screw us of more money. I would think if we really did have a pet they would have fined us a long time ago. There is a reason this place can't fill their units. This place is a Joke and the leasing manager Pat is a real a-hole - out to get your money at all costs. Stay away!!!!

This place is absolutely TERRIBLE!!! I got notice that the property was being sold on the court house steps due to delinquent taxes. Results refused to speak to me and other tenant about this issue. I gave them my thirty days’ notice, despite the tax issue and moved. I spoke with the office manager later, who did nothing but yell and talk over me, about my plans to move and the tax issue. She advised me that it was not their job to keep track of the taxes or advise us of any problems regarding them. She also claims that I did not give her thirty days’ notice prior to moving. She got mad and decided to make up a bunch of frivolous fees and send them to a collection agency. Her fees are so frivolous she went as far as to say my July 1st rent was late when July 1st landed on a Saturday and their office is not open. This place treats their tenants like they are nothing but trash. They want money from you but refused to hold up their end of the lease. They don’t fix any issued, they just ignore them. I WOULD ADVISE TO NEVER NEVER RENT FROM THIS PLACE!!! They have more complaints on them than I can count!!

I will be moving in at the end of this week and will update this after we have lived there a few months. So far my experience with Results has been pleasant. I was a little leery after reading some of the reviews but everyone I dealt with was incredibly polite. I did have an issue with my application where my credit score was lower than their minimum and I asked if there was anything they could do because I was just in love with the townhouse they had listed. I spoke with Heather and she told me she would call the owners to see what she could do and was very understanding of our situation. She called me back very quickly and said that if we paid a larger deposit, they would approve our application. I accepted the conditions and put my deposit down that day. When I went to go look at the townhouse it was in far better condition than I had anticipated. I feel like I got the deal of a lifetime with the quality of home for the price I will be paying. I have not once encountered a rude employee and have been working closely with both Heather and John. From day one they were both beyond helpful and very understanding of my situation. From my experience so far, I would recommend them to anyone. I have already recommended them to some of my friends looking for homes in the Blue Springs area. I have dealt with bad landlords and I have dealt with rude and disconnected service. From my experience so far, this place has neither.

For starters, I would not rate this as "poor/fair" I would rate it as TERRIBLE. It has been the worst experience I have had with a rental company. The management is VERY unorganized and disrespectful.. Every time I have called up there I get Heather who assumes she is a manager.. who knows. You call in a maintenance order but the maintenance guys never get them. I placed a maintenance order and it took 4 phone calls and seven months just to get it taken care of. When the guy came out one other time to look at my leaking sink (for another situation that took months) he was very rude and acted like nothing was wrong. Now, my gutter is falling off my house.. I called in a maintenance request about two weeks ago. The second time calling, Heather said she had the work order in and she can't do anything to rush it. It has been a week later and we have had terrible wind around here. If I wanted to I could reach up and grab the gutter if that explains how the situation is. Long story short, I called again a few days later and it turns out that there is no work order out there to come fix it. This whole time Heather has been lying saying she put in the request. Heather is RUDE and will talk over you. Yes, nice in the beginning but just wait... DON"T LET THEM FOOL YOU! Yes, very nice townhomes off Downing St. in Blue Springs but it's not worth paying that much if you have poor management and maintenance crew. You can get a cheaper place for way better experience than this.

This is the most unorganized landlord I have ever rented under. There has been multiple issues with the apartment since the day we moved in that STILL hasn't been fixed. We have to call multiple times to get any type of response and our issues are just ignored. We were advertised that our apartment had a working fireplace and when it finally got inspected (after threatening to hire a guy ourselves and take it out of our rent), he said that the fireplace is in-operable. On top of that our dryer was broken from Day 1 and they told us that WE need to buy the parts to repair it and it's their dryer! Also since Day 1, our kitchen sink faucet hasn't sprayed water continuously (it will sputter, stop, sputter, stop, run, sputter, stop, etc) and they refuse to replace it. Needless to say, we are wanting to move out before our lease expires.
