Location, Location, Location... or Timing, Timing, Timing?

You have heard this before right? The hackneyed, clichéd,  saying repeated often times in movies and books. There are only three rules to remember in Real Estate - Location, Location, Location. While it makes some sense the MOST important thing (assuming that you are not living under a rock and buying something in the middle of a busy street) is timing. WHEN you buy has a LOT bigger impact on your cashflow and eventually your net worth . As every 'successful  investor' in 2003-2006 knows the market can change on a dime and the property that you were comfortably sitting on thousands of dollars of equity is now losing money every month  because rents can go down too.  I personally know at least 9 successful investors who had to file for bankruptcy protection in 2007. And the houses they owned DID cash flow and they were in great locations. It’s just that they bought them at 100 percent and they were now about 40% of their previous value and the rents had dropped about 30% too. 

How do you protect yourself from this mayhem? The media is not helping. Look at how they ridiculed Peter Schiff (an economist I absolutely follow and adore.) Peter Schiff was Right (2006-2007 Edition) 
And EVERYTHING he said in this interview actually happened! Well it’s not magic or sorcery. It’s just plain numbers . Our speaker this month has cracked the code on WHEN these fluctuations would occur. Meet Robert Campbell, or as people refer to him fondly, “The Seer”, from San Diego. He has predicted every major up and down in the market about 4-5 months before they have happened.  Imagine if you had the information to sell your properties in May 2005 in a hurry. That sell signal would mean the difference between a net worth of millions and financial annihilation. Mr. Campbell knows this!  Are you one of those that struggle with the value of your product ? In real estate we seem to be obsessed and rightfully so with the term ARV - After Repair Value .Perhaps the most important thing to do would be to predetermine the After Repair Value of the house that you are going to purchase. How would you do that ? This Wednesday March 19th get your notebooks ready and come to CCWB for an interesting exercise. 
 Presenting - A Contractor and An Appraiser . A tale of two professionals. 
 So you have a fixer under contract - now what ? You decide the upgrades you need to do the house based upon the comps in the neighborhood and then go to your contractor . Your contractor will give you an estimate of what it should cost to get your upgrades done. Then what ? You get to make the decision whether or not those upgrades would bring the After Repair Value up to a price at which your profit is healthy and acceptable. 
 Most of the times the value of the house is determined by an appraiser. In fact it is recommended that you have a desktop appraisal uploaded to your listing. 

 This Wednesday at CCWB we will take three houses - all fixers - a 3/1 in Arden Park, a 3/2 in Carmichael and a 3/3 in South Land Park and go over the same upgrades in each and every one of them first with our contractor Merton's Construction to see what it costs and then with our appraiser to see whether or not it will give the value that it cost. So bring your notebooks and your calculators.
