RBA says Zoning Laws are Artificially Inflating Sydney House Prices!?

But rezoning occurs when demand necessitates land to be converted to higher density and the resulting properties are sold at more affordable prices. In fact, the NSW government has been very actively encouraging rezoning and high density development to increase supply and bring down prices. Recent figures show this policy to have been ineffective BUT I would seriously doubt that restrictive rezoning policies are responsible for pushing up Sydney property prices by 73% across the board!!??
