A substantial number of loans are maturing over the next couple of years. It's likely that conventional lending sources won't be able to cover the demand for loans. The cost of lending is likely to increase, and non-conventional lending sources are going to have to step up to the plate to cover the 10%+ of the CMBS loans maturing that do not have sufficient debt yield (net operating income) to cover refinancing.
