Please follow the link to a summary of MLS rental activity in the neighborhood in the past year. There were three rented houses at an average of $1,340 and a range of $1,300 - $1,375. There is one active listing at $1,295 that has been on market just over 30 days.

Just based on the MLS data we can expect the market to bear something in the $1,295 - $1,375 range. This time of year and given the level of rental activity we are seeing now the market will probably bear $1,295.

We will send a copy of our management agreement to review via our e-signature system.

All we need to get started is the agreement, keys, garage door remotes and for Glenn to withdraw the listing. We recommend allowing pets on a case by case basis. It's always best to stick with older and or smaller pets.

We can offer the house as a lease purchase under the rental section of the MLS and if you like under the for sale section.

You may have already learned but Homepath is a financing program offered on homes that were repossessed that were financed through a Fannie Mae guaranteed loan. The advantage to Homepath financing through Fannie Mae is that there are funds available to get the house in a condition where it would qualify for financing under conventional loan programs.

Like any government program there is a lot of paperwork, rules and government clerks to deal with. The house seems to be in in good condition. If repairs aren't needed for the house to qualify for funding homepath funding wouldn't be needed and you should consider alternate funding.

The offer process on government backed foreclosures is more difficult with more paperwork than a conventional offer, Your Nashville realtor can walk you through the process.

As with any offer you need to understand what the market value of the property is. If it does need work that needs to be considered. Fannie Mae probably will have already done a cursory home inspection and termite inspection. Usually on the actual MLS listing these documents are included. In any case you should have your own home inspection. In some cases the water and power may be off. You would need to have these turned on for the inspection. It the house has been winterised you would have to re-winterise if after the inspection.

Even with federal programs there can be variances by location and and based on whomever is overseeing the sale. Again your Nashville realtor will be the best source of information. You mentioned she is a little inexperienced but she should be able to get help from her broker,

The living room / dining room floors had been sanded and just had polyurethane applied. Since the floors were wet we couldn't reach the kitchen.

It's a cute house with an attractive yard, a nice detached garage / workshop and a second detached workshop. There is a good bit of dated wallpaper. The house has a really odd floor plan that I've never seen before. When you step into the foyer the living room / dining room is to the left. I assume the kitchen is straight ahead. (The doorway was sealed with a plastic sheet.) To the right is a long hallway. The first room down the hallway is a full bath. The odd thing is right beside the first full bath is a second, narrow full bath. 

There is a tiny half bath between two of the bedrooms.

The negative of the odd floor plan outweighs the positives of this house in my mind. In thinking through how the bathrooms would be used one could be for kids, a spouse or roommate and the other considered the master bath. To use the master bath whomever was living in the master bedroom would have to trot down hall to reach it. 

We will preview the other three candidate properties and send our impressions.

The only major employer that has announced is Remington. So far we have only seen a few key personnel moving as the old Chrysler factory com Calhoun Community College is being refitted. While we continue to add jobs in Huntsville our local economy mostly defense and NASA. Under democratic administrations, especially the current administration our local economy tends to soften. One notable exception was the Obama administration reversal on missile defense. Early in the first term there were substantial cuts to missile defense with promises of more cuts. After a year in office the utility of missile systems cam back in favor.

There are several missile systems, helicopter refitting, ordnance and EOD training and research that co-opts with the FBI and other civilian law enforcement.

Long term our outlook is positive. We believe that our real estate market bottomed and is seeing a slow recovery. There is however too much available for sale inventory that includes difficult to compete with, new construction.    

It's generally best to price both for rent and for sale homes at a level where we consistently average two showings per week. At that level of activity we can expect offers or applications. Holding out for the very highest rent results in vacancy losses that can take years to recoup.

We have always been able to rent this house at $950 pretty quickly.I doubt if the owner will consider a reduction.

I am a foreign investor having a Single Family House in Huntsville successfully managed by Rosenblum Realty. After 2 years of steady rental income I decided to purchase another property in a lower price range. Philip explained me the risks associated with low price house (eviction, vacancy, damages). He shows me the hidden costs which transform a property in a money drainer. I am happy for not having bought a risky property. Philip did a fabulous job for me to purchase a great home in Madison area. We are in Atlanta and renting it now with the thought of coming back to live in this home, or perhaps purchase another. The arrangements Philip made were perfect. We bought the house and turned it over to Philip to manage. He had it rented in 2-3 weeks based on some tough renter qualifications we established.
