4 years ago I was "turned on" to the Ceres Foundation. They had recently started in Marin. This is an outstanding organization.
Briefly, they have a team that trains teens in healthy eating and cooking. The teens then prepare meals for less fortunate residents throughout the North Bay (and some other bay area locations). These meals are delivered by volunteers.
Pacific Union and I have been consistently donating from my closed home sales to Ceres for the past several years.

If you are interested or might have teens that are interested, please: go to their website at http://www.ceresproject.org/ or contact me jeff.sterley@pacunion.com.

If you would like an update as to how capital gains works on your own personal residence, I found this article in yesterday's SF Chronicle quite informative. If you haven't sold in many years, the rules have changed.
Also – interesting problem – many homeowners have so much gain the “500K married-couple” exemption doesn't shelter enough for some homeowners to want to sell. Let me know if you have questions.
