A wood stud wall supporting load had been installed when i noticed that GC had used wrong wrong fasteners. He had used construction screws. I told him he should have been using nails not screws. His answer was that his nail gun was at another job. He also said he would have used nails if the job was going to be inspected. I am going to have him to bring his nail gun and nail every stud. I have seen this type of shoddy work so many times.

We gutted the entire first floor in order to see the structure prior to designing floor layout. There are too many small rooms that are not useful for new office layout. Now I can replace interior partitions with new beams and posts.

Yes, it is termite damage. Mistakenly it is believed that traps and sprays stop termites. But it does not; this house has termite traps placed around its perimeter. The house was sprayed too with one year warranty.
The only effective and sure way to stop termites is to stop them from entering the house.

Gutted 1150 square feet office floor area to expose framing and to determine which walls are load bearing; I also wanted to make sure my proposed floor layout works. Building is a three story structure in Peekskill built in 1911. First floor was an office. Two upper floors are apartments. It is a Ballon framing. Lumber are of varying sizes; studs are full 2x4, 3×4, 4×6. Floor joists are full 2×8, 3×8, 4×8 spaced from 14 to 24 inches on center. It is exciting to touch and feel old wood; beautiful dark color and texture that you do not find anymore. It takes me back in time. I love this part of my job.

Made holes in this load bearing wall to see what the existing framing is. Home owners want to remove this load bearing wall that separates kitchen and dining room and install a peninsula. We made holes in basement ceiling as well. Our probes were fruitful and now we can design the new header beam and posts.
