Preparing for Natural Disasters
By Basil Housewright

Our weather continues to wreak havoc in many parts of the country with a new natural disaster happening so frequently resulting in destruction of property and injuries and loss of lives that it has become very alarming. In just a matter of moments a natural disaster can destroy your family’s home, auto and most treasured possessions. Having a plan is a great way to defend you and your family and your belongings from natural disasters. It is also important to make sure your insurance coverage is up to date by speaking with your local independent insurance agency. Following are five (5) steps you might take to financially prepare for the worst.

Conduct a yearly insurance review of your home insurance policy and limits. This should help to ensure you are adequately insured and be aware of what your deductibles are since this will be the portion of the potential repair cost you will incur before the insurance pays for costs associated with the damage. Higher deductibles are recommended to help keep the cost of insurance affordable but you need to also make sure you tuck some of the savings away each year so if you do have a loss the out of pocket costs will not be a hardship.

Discuss purchasing additional insurance to cover natural disasters such as flood insurance for your home. The standard homeowner’s insurance policy does not cover losses as a result of floods. Most flood losses are to homes
in low to moderate flood risk areas so do not think; my home will never flood.

Consider things you can do to reduce damage to your property when severe weather occurs. Many in hurricane prone areas have in storage plywood covers for exterior windows. Before a wind storm moving loose items such as lawn or
pool furniture indoors. If flooding is imminent move personal property onto tables or to the 2nd story.

Take an inventory of your home’s contents and store copies on-site and at another remote location like computer cloud storage, at your office or a bank safe deposit box. Without it you may have to rely on your memory to determine what you lost. The home inventory will speed up the claims process and insure you are fully compensated for your loss.

Prepare for power outages, inconveniences and scams which can affect you finances and ability to travel. When power is out you may not have the ability to pump gas, withdraw cash from an ATM, or pay for things electronically via credit card. So as a storm approaches fill up your car with gas, have extra cash on hand, and fully charge all your electronic devices and consider the purchase of backup batteries for essential electronics such as your smart phone.

Floods, hurricanes, tornadoes, wildfires and other natural disasters many times give us very little warning so always be prepared with a plan in writing of what your family should do. Such as where should we all meet if we can’t go home, maybe like at Grandmas in a neighboring town. Many times cellular services are rendered inoperable during natural disasters due to system overloads so make sure everyone knows the plan ahead of time. Just a few thought provoking items to maybe assist you in preparing for the worst.

Life Insurance and Unclaimed Death Benefits

The Life Policy and Annuity Locator can help family members of deceased Texans locate lost life insurance and annuity contracts that were purchased in the state of Texas. Those eligible for using this service include members of the deceased person's immediate family, legal representatives, and executors.

The Life Insurance Policy and Annuity Locator for the Texas Department of Insurance is at the link below:

If an insurance company knows of a death, but no one claims the death benefits of the life insurance policy after 3-5 years, that money is transferred to the state where the policy was purchased. In the unusual event of an insurance company not being aware of a death, they are not required to turn the money over to the state or anyone else.

Since it's a good business practice for an insurance company to know about the death of someone with a life insurance policy and be able to find beneficiaries, they go to great lengths to fulfill their obligations.

Homeowners Insurance - Residual Market

Southern states prone to catastrophic weather events have a larger than usual number of residents taking part in a residual market for homeowner insurance such as a Fair Access to Insurance Plan or (FAIR). While most purchase homeowner insurance through the standard market place, millions of homeowners across our nation are forced to purchase from the residual market place because there aren't insurers willing to take the risk of insuring their home and property.

Florida has nearly 1.5 million residual policies active, while Texas has over 400,000. Florida has a state operated insurance company called Citizens Property Insurance Corporation. Its purpose is to offer homeowners insurance, as well as condo, property, and businesses insurance coverage not available in the standard market place.

Wind and hail claims are the most frequent homeowner related claim in the southern U.S., but fire claims are still the costliest. The TWIA or Texas Windstorm Insurance Association offers windstorm and hail coverage in 14 counties in southeast Texas, as well as parts of Harris County, where homeowners have particular difficulties purchasing coverage from the standard market place.

Motorcycle Safety & Insurance - Part 1

Not too surprisingly motorcycle accident statistics are worse than for automobile accidents. The old saying that four wheels are better than two for safety is true. You have a more than 75% chance of injury or death in a motorcycle accident, but about a 20% for other passenger vehicles on the road. Even though motorcycles represent only 3% of all road vehicles, 14% of highways deaths happen in motorcycle accidents.

The popularity of motorcycles has exploded with registrations more than doubling over the last 20 years. While other vehicle traffic deaths have decreased, motorcycle deaths continue to increase, with over 4,500 in 2014.

You Hit A Parked Car ... Now What? - Part 2

A recent auto insurance industry study suggests that over 65% of hit-and-run accidents were with park cars, and with two-thirds of those taking place in a parking lot.

In addition to leaving a note with the parked car that you accidentally struck, look for any witnesses. Get their name, phone #, address. Even better, get this on video with an explanation of what they saw.

You also need to take pictures of the damage to the vehicle you hit and pictures of the damage to your vehicle. Once you have all of this call your insurance company to inform them.

Doing the right thing and not leaving the scene of hitting a parked car will likely increase your auto insurance premium by over 25%, but becoming a hit-and-run driver and getting caught will be much, much worse. A hit-and-run accident causing property damage will likely increase your auto insurance premium by over 70%.

You Hit A Parked Car ... Now What? - Part 1

Do the right thing. If you leave the damaged car you are leaving the scene of an accident and in some states, committing a hit-and-run. You haven't committed a crime by hitting the parked car. You will commit a crime if you leave the scene of the accident without either contacting the police or leaving a note for the owner of the car you hit.

Remember there are an increasing number of surveillance cameras in our world. One may have caught your accident on video.

If after staying at the scene, no one comes outside after hearing or seeing the accident, leave a note. Include the following information in the note and be certain to attach it in a way that it won't blow away or fall off. It's your responsibility to inform the owner of the damaged car.

Name, Address, Contact number, and Explanation of accident

The Role Of The Public Insurance Adjuster

The Public Insurance Adjuster is licensed to represent you and not an insurance company. Their job is to assist you in settling an insurance claim for the amount you're due.

A Public Insurance Adjuster can only assist you with a property insurance claim, though the claim can have a broad scope, including theft, fire, wind, lightning, hail, flood, water damage, and other types of losses.

Contact us today at (281) 277-7800 about your Texas home insurance needs.

While you can hire a Public Insurance Adjuster near the end of a claims process, it's suggested that you hire one early, so they can best represent you during the entire, sometimes quite complicated proceedings. The cost of using a Public Insurance Adjuster is an additional cost to you and is not covered by your property insurance policy.

Insurance For Building A New House

Is my builder fully protecting me while he builds my new house? Don't assume, confirm their coverage responsibilities in your construction contract. Regardless of whether you need to purchase builder's risk insurance or not, you need to have premise liability insurance coverage active when construction begins on your new house, so you have liability insurance in case of a construction site accident. This can typically be purchased as an endorsement on your current renters or home insurance policy or by purchasing a standalone Comprehensive Personal Liability (CPL) insurance policy.

Contact us today at (281) 277-7800 about your Texas home insurance needs.

If your construction contract requires you to provide builder's risk insurance you'll need a policy length typically of 9-12 months. It's important to remember that a builder's risk insurance policy does not have any liability coverage or content coverage.

Renters Insurance Is Now Often Required

Finding an apartment to rent that does not require renters insurance is dwindling fast. A rarity 15 years ago, landlords now expect a renter to have renters insurance, a security deposit, and the first month's rent.

Renters insurance combines liability coverage, which pays for damage to the property caused by the renter's negligence, with personal property coverage, which pays to help replace a renter's damaged or stolen personal property.

No longer concerned that a prospective tenant might choose a different apartment complex because of their renters insurance requirement, the apartment building owner has the advantage.
