Because the city of Dallas is a 2030 District, a strategic initiative to reduce water and energy consumption by 50% by 2030, building owners in the Dallas city limits now qualify for the PACE (Property Assessed Clean Energy) program and can now borrow money from a specialized lender for energy efficiency updates such as a new roof with solar panels or just solar panels alone and other approved energy saving equipment and not have to make a payment on this loan until tax time when property taxes are sent out because the loan is repaid as a property tax assessment on an annual basis.
What does this mean for the business/building owner? It means an immediate increase in cash flow, immediate increase of the building’s value and a savings on the electric bill. Something that becomes a part of the building that can be sold with the building or the assessment can be transferred to the new owner if that is what the new owner prefers. It is also available for multi-tenant buildings as well and can be set up where the tenants pay their share.
The lender will need a recent property appraisal (less than 5 years old) if available; two years of reviewed financials or two years of tax returns for the building owner; most recent mortgage statement so the lender can contact them and get their agreement to place a tax assessment on the building, rent roll (if tenant occupied) and if there is an anchor tenant with greater than 50% of the square footage, their financials as well.
P.A.C.E. removes barriers to green energy solutions. It removes the lack of funding, concerns if the owner is planning sell the building, savings are verified through an independent third party and the savings must be real or otherwise the project will not qualify for P.A.C..E funding.
P.A.C.E. provides no money down, 100% upfront financing, 20-year financing and the obligation transfers with the property, positive cash flow starting year 1.
