I recently sat down across the kitchen table with a couple who want to move to Florida to be near their grandkids. Their house had been on the market for 6 months and it had not sold. I talked to them about what they owed and if it had been just a mortgage, they would have been fine. It was the equity line of $50,000 used to spiff up the home that threw them under the bus.

Beautiful home, great area, great agent ready to sell it...price would be out of the appraisal limit even if we could find a buyer that would pay list price!

So it goes...think before getting an equity line. Never get one to improve the home prior to selling. If you get a loan, talk to someone about market trends in your immediate area as this particular area was experiencing a trend of falling prices.
There was a lot of new construction happening and why would a customer buy an "old" (2009) house when they can buy a new one?

My friends in Panama have this wonderful property for sale for development. I know the owner and I am promoting the sale through my social media as well as my web sites. There is a YouTube video that really shows the land as a beautiful area. Prices spike considerably when you get closer to the oceans or major cities. The people in the area are wonderful. The area will be developed and that will bring more development.

I know this to be true a I encourage anyone remotely considering buying a home to get pre-qualified by a lender. It does a couple of things; helps you set a realistic budget for purchasing a home; it let's me, Your Agent, know what price range to search and eliminate any that are not within your grasp; it lets anyone who might be helping you by providing closing costs to see that you are being careful and not overextending yourself and it gets you to see the reality of your dream coming true!

I have a number of lenders that will help you and, by the way, are very CONSERVATIVE in estimating what you can easily afford without making you house poor ~ having nothing left after paying your mortgage and existing normal debt like insurance and such. I have helped people who came to this country with only what they could smuggle out and had no credit history here. One year later, they bought a house! And they are thriving 10 years later. I know you are thinking... "really? Now? YES, NOW! Why? Prices are solid with multiple offers; lenders are being SOOOO much more flexible, and buyers are plentiful. Hey BOOMERS, this would be a good time for you as well.
Inventory is at a historic low and when demand exceeds supply you know what happens : Ka-Ching!

I advise my clients that inventory determines the market price based on scarcity. If there were more houses to look at, then you can offer less than list price. Not in this market. Unless the house is way above market value, houses are selling quickly and with multiple offers.
