Vacation Rental Bookings - Instantly Confirmable Online Bookings Going Mainstream: 1. In the past instantly confirmable bookings were a key differentiator for Airbnb and Booking.com. - 2. Travellers prefer instantly bookable properties, they don’t want to be bothered with an inordinate wait. - 3. Meanwhile both Airbnb and HomeAway have filters to enable users to search for instantly bookable listings. - 4. Some vacation rental owners and property managers are still vehement opponents. They would prefer to have enough time to vet prospective guests before accepting bookings. - 5. Change seems to be clear. What your Vacation Rental Agreement should Include - Guideline: 1. Protections: In case a tenant gives you any trouble you'll need protections (Payment, Damage, Cancellation, Indemnification and Hold Harmless, Attorney's Fees etc.). - 2. Name of Tenant and Dates of Occupancy: In case you're using a vacation rental platform (HomeAway, Airbnb etc.) your rental agreement won't indlude this information on the document itself, but it will be connected to the booking where the tenant agreed to your terms. If you don't use an online booking platform you're free to have a formally signed document each time. - 3. Official Check-In and Check-Out Times (especially if you'r managing the keys in person): Explain what the consequences are for failing to comply (particularly if you have a quick turnover for the next guest). - 4. House Rules (for example: "no pets", "no smoking", noise restrictions, pool safety) - 5. Maximum Occupancy: Ensure that you have the ability to stop egregious behavior when it occurs. - 6. Fees and Additional Services: Clarify, that there might be an extra fee (not included in the booking rate) for specific services (concierge services etc.). - 7. Maintenance: Explain tenants how to contact you in case of a maintenance issue. - 8. Host Access: You may need to access your vacation rental (emergency etc.). Ensure you'll have the right to do so. - 9. Falsified Bookings: Prevent renters to get into your property or to get them removed if the booking was made under false pretenses (incorrect name or age etc.). - 10. Don't forget to consult an attorney when creating any legally binding document to ensure that your general terms and liability are spelled out in the correct legal language .... (via @EvolveVRN )

You'll need a Strategy for your Vacation Rental Listing Sites: 1. Who is the ideal guest (target market) for your property. - 2. Where will your niche (ideal guests) be searching for a suitable holiday home? - 3. Be selective, you don't have to join each vacation rental portal (cost and time factor). While it's fine to expermiment with the larger players ("mass market" listing sites), the smaller and more targetted niche listing sites might work just as fine. - 4. Is it easy for the holiday maker to navigate the listing site and find the required information (availability, prices etc.)? - 5. Consider listing sites, which let you showcase your vacation rental to its best (adding your own copy, including your own contact details as well as a link to your website). - 6. How to position your Book Now Button or Call-to-Action on your Homepage: 1. New visitors might first want to research your property, while returning visitors, who are ready to book might prefer to get to the booking engine as quick as possible. - 2. Keep it clean and simple, use one clear call to action and remove anything, that could distract viewers from making it to your booking engine or getting in touch with you. - 3. Our eyes follow certain patterns ("F-pattern" vs. "Z-pattern") when we visit a website (note: according to eye tracking studies). - 4. For text-heavy webpages (news sites, blogs etc.) it is recommended to position the call to action on the left of the page (following the F-pattern). - 5. If your hospitality website is more visually driven (for example: image slider toward the top of the homepage), then pay attention to position your Book Now Button or CTA in the top right (following the Z-pattern) .... The job of a Vacation Rental Owner doesn’t end with a guest sending a booking through the Airbnb platform. The actual stay will require a lot of efforts to ensure the possible best experience for every guest (do check-ins and welcome guests in person, maintaining a clean and fully supplied accommodation etc.). - 2. Not every Holiday Home Owner has the time, the resources or the willingness to be a full time hospitality professional. Airbnb might incentivize Vacation Rental Owners to let them be managed by experienced Airbnb Superhosts, who will fulfill hospitality duties on their behalf in exchange of a mutually agreed fee. - 3. If a specific host seems to be the right fit to support and manage your Airbnb property, you'll be able to send a non-binding enquiry. You might consider to start the conversation with multiple hosts, in order to find the best fit for your needs. - 4.
