The Downtown Office market continues to be hot with vacancies falling during the 3rd quarter from 11.8% to 10.9%.  As a result, the average quoted rate continues to climb from $29.70 to a record high of $30.47 psf.  This is the first time that the average rate has been higher than $30.00 psf.  The biggest news was the recent announcement of a new downtown 22-story tower at Lawrence and 14th, to be anchored by the law firm of Polsinelli.

So what does this mean to you? While there are still good options available, your alternatives for office space will become limited. If your lease expires in the next year or two, now is the time to figure out your space needs and lock in a lease if possible.
