Water leak found in a early 1900's home in Dallas

Attic ladders are somewhat dangerous to begin with even if installed properly.   This brand new home in Frisco had them installed improperly and unsafe.  Uneven folding sections, missing fasteners, and separated framing was observed where the ladder attached to the ceiling joists.  This was an accident waiting to happen.  Luckily this buyer called me to inspect his home prior to closing.

Floor outlet unusable in your brand new home for $600k.  This is just one of the many electrical problems commonly found during new construction home inspections.

New construction roof leaks - Think that new home is built correctly since it is 'new' and green-tagged (approved) by the city inspector?  

This brand new, finished home had a puddle of water on the garage ceiling drywall and multiple other roof leaks throughout the home due to improper shingle and flashing installation.

When water heaters are rusted or filled with sediment, this is what you can find in your bathtub, sinks, washing machine or in your dishwasher when you run a lot of hot water out of the tank and get the sediment stirred up.  A thorough Home Inspector will use enough hot water during the inspection to get this to show up.
