Charlie was on site early and very thorough and efficient. He walked me through all aspects of his inspections through every area of our potential home. I couldn't be happier with my experience, not to mention he got the report back the same day. He also included detailed photos with callouts to the issues he did find, this will help us during our remedy period negotiations. The inspector was easy to get a hold of, and very prompt. I called around looking for an inspection that needed to be done within 4 days and he was the least expensive. Also he let us know everything that was wrong and off about the house even things the bank didn't worry about. but things like the garage door didn't have a auto reverse. I have kids so that is a big deal for me, I would have never noticed. I had an issue with getting the info to my lender and he even followed up to make sure i had what I needed. I recommend him to anyone buying a house!!!!!!

Today lets talk about an Home Inspection before you put your home on the market.

Why would anyone want to do that you may ask? Isn't that just another couple hundred bucks out the window? Both great questions! There are a few main reasons why you should do this.

One of the biggest reasons is a counter offer based on defects of a home. If you didn't have a pr-inspection and you set your listing price your stuck with no where to go other than to lower the price for your home and or lose the buyer.
The bigger question is why did your realtor not insist on you having an inspection before hand? Kind of seems they may not of had Your best interest in mind, A troubling thought!

Why take less money for your home when it could have been avoided by a pr-inspection and the asking price adjusted accordingly, or at least a small allowance made for the repair work in advance. I get to see the day of responses on buyers faces everyday and the disappointment is very real.

It is my recommendation to leave a copy of the report on the counter for your potential
buyers that way they know you are not hiding anything and that you also know the defects of the home and have the listing price set. I can email a PDF copy of your report to any potential buyers before hand at your request. The buyers always call me for an explanation of defects if any. And that is the important part of the inspection.

Most counter offers are well above $10,000.00 so how did saving a couple of hundred help?
When defects are explained correctly most buyers understand that they are really just small maintenance items that all homes have.

Annual Home Inspections:

Early this week I had a annual home inspection to do, when I got to the home the husband mentioned that it seems everyone in the home had been sick for the last year and that they just had a HVAC cleaning and inspection the previous week.
He also mentioned that they had a air quality inspection about a month ago and both inspections passed with flying colors.

Well after I finished inspecting the outside of a home I always go to the basement to start the inside inspection.
No odd smells or staining on the foundation walls / No open paint cans sitting around, this was really a very clean and organized home.

I saw 2 hot water tanks and a furnace in the basement and knew there was a problem with the venting of these units. Upon a closer inspection of these units I found that all 3 where vented into the same main vent pipe and it was not properly pitched.
The venting for the furnace had 2 Major cracks and holes in the flue pipe, it was the wrong type of pipe for a furnace and on top of that it was not even joined together correctly.

I went upstairs and spoke with the Husband and wife and explained to them the problem and that they need to make other arrangements to stay somewhere else until this problem was corrected.

Every time either of the hot water tanks or furnace turned on they where pumping Carbon Monoxide into the home.
I am thankful they made it through this alive! 
Ever home should have a properly installed Carbon Monoxide detector/Smoke detectors, and every home should have a Annual home inspection.
Its a very small price to pay for your safety.
