Tips for Sellers Preparing to Sell


More home buyers are seeking houses that have updated finishes in their price range, but many sellers don't have the funds for updated kitchens and baths. When sellers are thinking about putting their house on the market to sell, there are "3 C's" to complete to get buyers into the front door. They are curb appeal on the outside of the house, cleanliness inside, and removal of clutter.


1. Curb Appeal- a buyers first impression of a property is most important and determines whether they may want to come back for a second showing. Keeping the grass cut, pulling weeds, putting fresh mulch in flower beds, trimming hedges, a new mailbox, a fresh coat of paint where needed, clearing spider webs from windows and doors, repairing or replacing splintered wood on decking and railings, replacing old outside lighting fixtures, sealing the driveway, etc. Sprucing up the exterior entices buyers to want to go inside and see more.


2. Cleanliness- make it sparkle! Buyers enjoy viewing a clean house; they stay longer and may come back. Dirty houses appear older and uninviting. Shine the windows, appliances, kitchen countertops, wipe cabinets, doors, hardware, switches, handrails, lighting fixtures, bathrooms, mirrors, wipe the floors, shampoo/vacuum carpets(replace if worn), clean walls or paint(neutral colors best) is refreshing, clear cobwebs and bugs. Take care of odors! I have seen buyers walk into a house that strongly smells from tobacco or pets and exit back out the door. A fresh coat of paint(neutral colors are best), professionally shampooing carpets or replacing them, and washing areas and bedding where pets lay makes a big difference. If the pets are living in the house, bathe them.


3. Clutter- we've all seen documentaries on Hoarders. If a buyer can't walk through a house without stepping on something other than flooring, or there is too much furniture and nic nacs distracting how a buyer would place their furniture or see themselves living there, they won't come back. They spend more time looking a stuff instead of viewing the house and that's what they will remember. Less is more!


Remember, the way we live in our homes is not the way we should sell our house.
