Program - Donating Your Home

DONATING YOUR PROPERTY TO A COMMUNITY LAND TRUST

1. WHY SHOULD I? ISN’T THIS A BIG THING TO ASK?
By donating your land or home(s) to Bay Area Community Land Trust, you can leave a legacy of permanently affordable housing for generations to come, and challenge the assumptions of a runaway, speculative real estate market.

2. CAN I DONATE JUST A PORTION OF THE EQUITY?
Yes.

3. ARE THERE DIFFERENT POSSIBLE WAYS OF DOING THIS?
Yes there are. You may:

Donate you land and home(s) through your Trust or Will.
State in your Will that the Estate will sell the property to Bay Area CLT at below market price after you die.
Sell or donate your property to Bay Area CLT now, at below market price.
Donate your property now and continue living in your home for as long as you choose to.
Donate some of the equity from your home to Bay Area CLT to use to create affordable housing.

Each option has advantages depending on your needs, goals, and financial situation. There are tax advantages to each possibility, and we recommend you consult with a professional to decide which best matches your own situation.

The options listed here are flexible and Bay Area CLT is open to being creative with the possibilities, as we are all in this together.

You are encouraged to consult both with us and with your tax advisor or attorney if you are considering going this route of changing the way we think about private property and how we live together on this earth.

If you have questions or are interested in discussing how this might work for you, please contact us: 510-213-1231
