A few of the photos I took #WithGlass  on the walk back from Google's Chelsea offices when I got #googleGlass  . So far, I'm impressed with the photos and with the ease of use.

Glass seems a bit buggy and particular, but it's very, very early in my use and its getting updated every month.

Just a reminder that you never know who might need help. A friend couldn't buy groceries today and was too prideful to admit it. You just never know.

I feel like people don't know what MERS is and so they gloss over it, but it's such a HUGE piece of the real estate picture that it's damn important that practitioners KNOW what it is!!!

The problem with this is that you need to get the bastards in Congress to pass this. Which they'll never do.
Patrick Healy originally shared:
Warren Buffett, "I could end the deficit in 5 minutes," he told CNBC. "You just pass a law that says that anytime there is a deficit of more than 3% of GDP, all
sitting members of Congress are ineligible for re-election. The 26th
amendment (granting the right to vote for 18 year-olds) took only 3 months
& 8 days to be ratified! Why? Simple! The people demanded it. That was in
1971...before computers, e-mail, cell phones, etc. Of the 27 amendments to
the Constitution, seven (7) took 1 year or less to become the law of the
land...all because of public pressure.

Warren Buffet is asking each addressee to forward this email to a minimum of
twenty people on their address list; in turn ask each of those to do
In three days, most people in The United States of America will have the
message. This is one idea that really should be passed around.

Congressional Reform Act of 2011

1. No Tenure / No Pension. A Congressman collects a salary while in office
and receives no pay when they are out of office.

2. Congress (past, present & future) participates in Social Security. All
funds in the Congressional retirement fund move to the Social Security
system immediately. All future funds flow into the Social Security system,
and Congress participates with the American people. It may not be used for
any other purpose.

3. Congress can purchase their own retirement plan, just as all Americans

4. Congress will no longer vote themselves a pay raise. Congressional pay
will rise by the lower of CPI or 3%.

5. Congress loses their current health care system and participates in the
same health care system as the American people.

6. Congress must equally abide by all laws they impose on the American

7. All contracts with past and present Congressmen are void effective 1/1/12.
The American people did not make this contract with Congressmen. Congressmen
made all these contracts for themselves. Serving in Congress is an honor,
not a career. The Founding Fathers envisioned citizen legislators, so ours
should serve their term's), then go home and back to work.

If each person contacts a minimum of twenty people then it will only take
three days for most people (in the U.S.) to receive the message. Maybe it is

THIS IS HOW YOU FIX CONGRESS!!!!! If you agree with the above, pass it on.

Those who should run for office don't because they have priorities: earning a living, raising a family, etc.

Those who do run for office are seemingly comfortable being beholden to their donors, have businesses they can walk away from and clearly don't have the constituents' best interests at heart.

Not my G- apps profile | Charlottesville real estate agent | Write | Partner @NestRealty | Community Connector

So ... you've googled Jim Duncan. Thanks!

Jim Duncan is a bicycle-riding real estate agent, licensed for nearly 10 years, author of one of the longest-running real estate blogs in the country (, founder of Nest Realty in Charlottesville, Virginia, community connector/member, dad, husband, soccer player & coach, budding gardener.
I am passionate about what I do. I love real estate, my clients, my community, connecting people and using social media constructively.

I'm a Charlottesville Realtor and Broker, a writer, a blogger, a community connector, in Charlottesville, Virginia.

I work as a Buyer's Agent and Seller's representative, but never do single agent dual agency.

I love what I do. All of it.

Currently I live in Crozet, Virginia and make my living representing buyers and sellers of real estate in the Charlottesville, Albemarle region.

In early 2009, I launched Nest Realty Group with two partners, and in August our brokerage won the "Most Innovative Brokerage" Award from the Inman News organization.

I've been termed a "real estate analyst" by some of the Charlottesville media, and it's something I embrace - all the better to know my little slice of the world.

I have written about the Charlottesville real estate market since January 2005, have written a community blog for Crozet (fifteen minutes west of Charlottesville), and integrated what I feel is the best way to search for homes in Charlottesville.

Free time? (what's that!?) I play adult league soccer and coached my first child for eight years in soccer and have coached my younger one for three years.

I'm a "long time resident" of the Charlottesville area - my wife is a real-deal "native" and I've witnessed the tremendous changes that our community has experienced over the years.

Somehow I managed to be named one of Inman News' 50 Most Influential people Online for 2009.

I've spoken at various conferences about issues pertaining to MLS data, real estate blogging, social media and the Future of the MLS, including Inman Connects, Virginia Association of Realtors' conferences and National Association of Realtors' conferences. That world kind of bores me now as it's become more in-looking.
