FAQ’s Finishing Your Basement

Hiring a reputable Design / Build Remodeling contractor with qualified interior designers and architects is critical. They should be capable of answering any construction related questions or concerns that you may have. 1. Do we need permits for my basement? Short answer is always “yes.” A reputable contractor will pull permits on every project they do. Sometimes only subcontractor permits are required for a job like electrical and plumbing. If you’re just installing a floor and a couple cabinets, you probably won’t need a permit. However, framing, insulation, and H-VAC does require a building permit. If you add lighting or move the plumbing, you will also need electrical and plumbing permits. A licensed contractor will not Have a problem with permits and or inspections.

2. My basement floor seems damp and smells musty. What do I do? It is pretty easy to tell if your basement floor is damp. If the concrete is dark, there is moisture in it. Professionals have high quality moisture meters to tell you how much moisture is in it. You do not want to install flooring or finishes over floors with too much moisture. Most concrete floors are typically thin, very poor in strength, and almost always out of level. If your slab is always damp, it is best to brace your foundation and remove it. Install interior perimeter drains, free draining gravel, rigid foam insulation, vapor barrier, then a good 3-1/2” reinforced concrete slab. Connecting your interior drains to a good storm drain is critical for this method to work. A new concrete floor also opens up your potential for a radiant heating and all kinds of concrete staining and sealing processes.

3. My basement only gets wet when it rains really hard, ever few years. What is causing this? If your floor is level and dry, you are one of the lucky ones. It might mean you just need to re-do your downspout and foundation drains. Of course there are minimal and extreme variations on this theme too. The best is to excavate the entire foundation, clean and waterproof the foundation walls, install new separate downspout and footing drains in gravel and filter fabric, and backfill with free draining soil. A good majority of wet basements flood only because a downspout drain is clogged.

4. What windows are required in the basement? Any bedrooms will require an egress window to the outside in case of a fire. The egress has to be big enough, not only to get out, but for a fully equipped firefighter to get in. There are very specific codes on window opening sizes. The good news is that concrete can be cut, drains are easily installed and window wells will give you the room for just about any size window you need.

5. How much will it cost to finish my basement? This is an interesting question to which there is no answer to as all basement projects will vary depending on the actual work that is to be done. So how much per square foot are they? The least expensive basement remodel would be to add a little drywall, paint and some flooring. As soon as you start adding cabinets, plumbing, specialty equipment and systems you’re in a whole different league. But adding some lighting, framing some new rooms, and even adding a window or two is really affordable. If a Remodeler quotes you a square footage price without specifications, you should run. Do not assume that getting multiple bids will help you. Unless you have precise plans and specifications, all your bidders will be bidding on different things. Your estimate should be as detailed as possible so that there is no room for error or misunderstanding. Efficiency makes a good contractor competitive but provides you with everything you dreamed of, communicates and provides documentation timely and keeps you in the loop on the multiple decisions that need to be made and how they affect the schedule. Make sure there is a schedule and that they’re following it.

The Bergen County Remodeling Process

For first timers the remodeling process is new and could be a little over whelming.  Below are several steps you can expect to take in a typical residential remodeling project.  We have outlined the process from the contractor – through the design phase – and on to completion.

Detailed Process Outline


Initial Meeting & Discussion

The General Contractor and the home owner meet at the proposed job site. This is basically an introduction between client & contractor.  The meeting will cover the scope of work which you are looking to complete in your home. This may include all types of work including; Basement Renovations, Kitchen Remodeling, Bathroom remodeling, Water Damage Restoration, Mold Removal, Interior Renovations, Exterior Renovations, Roofing and Home Additions of the Highest detail and Quality and trades which need to be involved in your particular renovation project. This also includes information from the client to the contractor on their available budget set aside to complete the desired remodeling project. If in range, we will set an appointment to come back for field measurements.


Job Site Measurements & Specifications

Talk about what the client wants and needs, type of materials and budget.
Take certain field measurements and dimensions.
Inform client as to when they will receive our proposal for their project.
Contractor requests that owner shop for certain materials they may want to include or purchase on their own to be used in their renovation project. This could be a Kitchen Renovation, Bathroom Renovation, Basement Renovations, or Interior Remodeling or Exterior Remodeling, rest assured that our talented and experienced employees will get the job done right and on time at the most competitive prices available while still paying close attention to detail.
Design – Proposal – Budget 
Examine new design and layout, including perspectives and floor plan.
Review proposal / renovation project amount for all work.
Upon acceptance of proposal, a small deposit will be obtained and will be credited towards the total cost of the contract.

Pre-contract Measurement (upon receipt of initial signed proposal)

The contractor is to field check the entire scope of work, notify all parties involved.  Make sure all personnel is in place and ready to go.
The contractor to verify necessary specifications and measurements.
The Contractor and client to discuss entire project in general.

The Contract

The contract and complete specifications will be written out including all materials to be used, all selections made, manufacturers, style and type.
Final contract issued with total amount and specific progress payment schedules. Signature and necessary deposit to be given in order to begin the work.
 

Permits

The contractor is responsible for obtaining all required permits for completing your project.  The contractor will also be responsible for scheduling all required inspection with the Building department as required by law.  The permits needed for your project may include;
Building
Electrical
Plumbing
HVAC

Order/Verify
Place all orders for all starting materials and any necessary special orders which may have a long lead time, and verify all material selections, styles, manufacturers etc. in contract.


Pre-construction Meeting – Approximately 1 week prior to starting the project

Discuss any special needs or concerns.
Discuss project in detail.
Discuss Time Frames and Expectations

Materials

Have all materials delivered to job-site or held in warehouse before job starts.


Start of Work, Payments in Stages

Construction progress payments as per outlined in written contract.

 

Pre-completion Checklist Filled Out and Signed

Final punch-list to be discussed by Homeowner and Contractor during walk through of the project. Complete

any remaining items to clients satisfaction.


Completion

Final construction payment upon completion of project.  At this point the project is considered finished and has passed all required inspections.
