 #roofcoating On A Miami "Bomb Shelter" Flat Roof

There are quite a few all-concrete houses from the '40s and '50s in the Miami area that I affectionately call the "Bomb Shelter Houses". They were built during the Cold War and in a way have proven to be of superior quality compared to homes built using the conventional construction methods. Yes, they are small and aesthetically plain but they can't burn, termites can't eat them and that concrete roof is not going anywhere in a hurricane. Some of them have been added onto so much they are barely recognizable.

This house was pretty much original and had never had a conventional roof put on it. The owner said it had only been repeatedly waterproofed. The roof was slightly pitched with a peak in the middle and sloped towards the front and back walls where there were several 3'' holes cut through the wall for drainage. There was heavy algae staining along both walls, an obvious sign of excessive ponding. I decided this was a Sealoflex job.
 
Sealoflex roof coatings offer premium performance features and their warranties are at the top of the industry. We pressure-washed the roof with a 50/50 mixture of clorine and water to kill the algae and let it dry for a day. All loose and cracked existing coatings were cut out and scraped off, especially around the "scuppers". The whole roof was primed with Sealobond to ensure adhesion to the unknown existing coating(s). Then we applied a solvent-based, polyester fabric re-enforced system to the ponding areas. This consists of a base coat of Sealoflex CT Pink, fabric and a saturation coat of CT Pink followed by two coats of Sealoflex CT White.  
 
The rest of the roof recieved a coat of water-based Sealoflex Pink and two coats of Sealoflex Finish Coat. We match the manufacturer with our own ten-year workmanship Warranty.

Given the workers comp mess that faces #roofersinmiami , I have heard Americans don't want roofing jobs but I beg to differ. No, that is not Bobby Seale and I have not started hiring Black Panthers. That's my main man Chuck, who I hired about a year ago with no experience but has proved to be a good worker.

It was a cold day for a roof repair in Miami so when I saw him in this "militant" garb I yelled ,"Chuck, raise your fist!", and snapped this shot. Chuck is 22 and never heard of Huey Newton but like others in his neighborhood, I have found, are more than willing and able - and legal citizens who speak english. My spanish is terrible and I simply will not hire illegals, so this works out well in light of Washington's inability to address the immigration issue.
