Sacramento Delta Property Management specializes in single family homes, serving the greater Sacramento area and Placer county including: Elk Grove, Laguna, Greenhaven / Pocket Area, Rancho Cordova, Gold River, Carmichael, Fair Oaks, Orangevale, Citrus Heights, Antelope, Natomas, Folsom, Granite Bay, Roseville, Loomis, Rocklin, and Lincoln, West Sacramento and Davis.

Isn't it about time you enjoyed the benefits of property ownership without all the hassles? Property ownership should be pretty simple... buy some property, rent the property to a quality resident (who pays the rent on time), and enjoy the benefits of your investment- tax breaks, an appreciating asset, additional income. But property ownership isn't always simple. Sometimes the residents don't pay the rent (on time or otherwise) -- or worse, they damage your property. Then there are complaints, the ""Midnight phone calls"" for repairs, and trying to find a plumber at 2:00am. And don't forget the administrative matters -- record keeping, collections, and finding reliable vendors.

Sacramento Delta is a proud member of NARPM (National Association of Residential Property Managers), a prestigious organization of property managers. Ted White, Owner/ Broker, of Sacramento Delta Property Management, is past President of the California State Chapter of NARPM. Many of our staff members have been very active participants in the organization and have served on the Board of Directors and many of the committees. We are one of leading firms in the country which has been designated a Certified Residential Management Company by the National Association of Residential Property Managers. Additionally, Sacramento Delta is an A+ rated member of the Better Business Bureau.

Some people genuinely enjoy managing their own property. But for those who want to enjoy the benefits of ownership without the hassles of maintaining the property themselves, there's Sacramento Delta Property Management, serving your needs since 1983.

My husband and I are in our second rental house through Sac Delta. Anytime we have needed a repair they are very quick to send someone out. They have always been very responsive with any concern we have. Especially Lyn Ivans at the Florin Road office. All we do is e-mail her with any questions or problems and she responds the next business day, sometimes the same day.

Hi my name is James - I'm currently a renter for ONLY a little over 3 months only! I'm super disappointed on the service I received by just one person - the secretary/assistant of our Property Manager. Accountant messed up my rent on the 2mo of payment double charging me for twice my rent is. She made it soooooo difficult. Her name is Penny & numerous of times on the phone with her she is real unprofessional. I don't get how she was hired? Very simple: CUSTOMER SERVICE! I only been renting 3 months & each month I have issues with paying rent! Can you believe it's been ONLY 3 months. thanks - hope they or better yet she improves her "Customer Service" skills. I should of gave a negative Star if I could but only gave 2 b/c the Property Manager called me back & apologized. ANOTHER QUESTION IS WHY is the price $18 more if you pay online??? sucks - now I'll be driving to the Property Management office to deliver my check. WOW! CRAZY. very inconvenient.

These people are horrible people to rent from. I have been in a house almost 7 years and when I called to have anything fixed it took at least a week or sometimes a month to get it done. Once I had one thing fixed I was told not to ask for anything else as they would not do it. I'm just a renter. I have recently moved out and they are trying to keep half my deposit for a house that is falling apart from father time. I will be taking them to court quickly if they do not pony up my owed money. If you want to live under a slum lord then this is the best bet for you. If you want things to be fixed and on time and have no trouble with the lying people in their offices then go look somewhere else.

Bad service. I would NOT recommend this company as a renter OR an owner. I was a faithful renter for three years, but this counted for nothing. You can tell they are definitely on the side of the owner and they act like you have no rights at all as a renter. They took out way more than needed from my deposit for cleaning/repairs. I know this is typical of nearly all property management companies. The thing is, they never showed up to the final walkthrough that THEY had scheduled for me. So I wasn't able to go through THEIR walkthrough and have time to fix anything that they came up with. Pretty shady if you ask me. This is only one example of many that I thought were red flags. I don't want to take up any more space than needed. The problem with these reviews is that the renter will probably never see them until they are already roped in and start having problems. Owners, you may read these prior to selecting Sacramento Delta Property Management and I strongly suggest looking into some other management company.

Tried to rent a property from these guys, met every requirement but 1. Rental history cannot include property owned by family members (even if you have an ownership stake in the property). Anyone with any sense would choose to rent from family versus a property management company and that this company has chosen to take a stand against family shows the arrogance of the management. Red flag folks.

If I was an owner, I would think twice about having this company as my agent. As a renter, I've wanted to look at several properties this company has offered. But they have a firm requirement that any renter have at least 2-years non-family rental history. That doesn't sound that bad on first thought, but given the number of Baby Boom generation or before who bought rental property, it may be a bit short-sighted. I rented from family for most of my life (why not, I'm guaranteed that the landlord is always responsive and they got comfort in who they rented to). But despite having nearly $100k in savings (no, I don't want to buy a house), making over $70k a year, and having an 790+ credit score, this company will not even consider me for any rental. If I was an owner, that sort of rule baring what might otherwise be perfect candidates from even being considered would make me never use them. You decide, but think about the changing demographics and the increasing tendencies of younger American's to live at home longer (college costs, uncertain job markets, a desire to build savings, etc) and you have to wonder just what good they do their owners.
