What's crazy is these same people were ask if they had considered this as a "negative" when analyzing their home purchase, and 52% of people said YES! 2017 is going to be a frustrating market for many home buyers. The lack of inventory, and the high volume of home shoppers will be a simple recipe of supply and demand.

One thing to understand is that each listing agent handles the situation of multiple offers differently. Each multiple offer situation is different too, so their "normal" plan may be altered based on number of offers, or the drastic difference between one bid and another.

Here are some examples of what may happen in a multiple offer situation:

The agent and sellers accepts the highest bid and reject the others.
The agent and sellers make a counter offer to a single offer.
The agent and sellers make a multiple counter offer with the same or different terms.
The agent and sellers make a call for "Final & Best." Then accept the highest offer 24-48 hours later.
Now let's look at the 10 tips that may help make your offer stand out above the others.

Make sure that your lender letter is not a generic Pre-qualification, but an actual qualified offer. Make sure that it states that credit, employment, down payment all have been reviewed.
With your offer you should consider including copies of bank statement that show sufficient proof of your down payment and closing costs.
Make sure that you have given your top bid the first time. There may not be a second chance to up your offer price, or change any terms.
Consider including an addendum with your offer that states "Buyer is willing to bid $5,000 above verifiable highest and best offer." Please note that some states may not allow this.
Although the state of California's Residential Purchase Agreement states that homes are purchased in an As-Is condition, it may be important to note that you intend to purchase the home "As-Is." This can be done in your initial offer, or by notating it in a "CA Request for Repairs" form.
It may be a good idea to write a heart felt letter to the sellers sharing reasons why this is the home of your dreams. Photos are a nice touch.

8 Quick MUST DO DIY home projects before you host your holiday party

Doorbell – Guests coming to your home are likely to ring your door bell. Make sure that your button is working and that you don’t leave your guests out in the cold. Most doorbells are very simple to wire at the button, and replacement ringers are only a few dollars. So, if your bell hasn’t rung in years, now is the time to make this simple repair!

Fix A worn walk way – Make sure that Grandma doesn’t take a spill and ruin your holiday party before it even beings. The last guests you want are the EMT’s! Either paint, or light a portion of the walk way that is a trip hazard. You can also grind down high spots in the walk way to completely eliminate this problem for good.

Fix a stuck door – The quickest and easiest way to make this repair is to take a belt sander and thin out the portion of the door that sticks. In two minutes the door will swing freely again!

7 Ways to make Halloween Safe and Fun
1) Be a Trick-or-treat coach. What I mean by this is give your child a pre game pep talk. Explain the importance of crossing the street together, staying together, and not running around. Make sure you tell the little ones that the costumes they see are not real and that we may see a few scary things tonight. My son still talks about the Frankenstein we saw three years ago.
2) Keep your contact information in their candy bucket. Before going out, slip a business card or folded paper with your contact information in their bucket. Tell your child that it's in there, and that they should stop an adult if you guys get lost, and have them call you. With masks on it's easy to take home the wrong Spiderman.
