An entire interior renovation took place in this New York City apartment. This design was transitional, respecting the classical old-world New York and implementing contemporary design when appropriate. The kitchen was designed to be more contemporary than the rest of the apartment. The objective was to use sleek lines while compartmentalizing each element, this opened up the narrow kitchen. The materials were carefully thought-out, they are light in color and their reflectivity really brightens up the space. White lacquer cabinetry with a high gloss finish and the stone floor light is a light neutral palette. This left the opportunity to introduce color with stunning red ruby mosaic tiles on the backsplash. Much of the living space is where you will see transitional design take place. The introduction of crown and cove moulding and furnishing depicts a more traditional approach.

A particular design challenge in this job was that the existing ceilings were relatively low. The designer used a coffered ceiling to bring detail to the ceilings and make them appear higher. Dark mahogany wood millwork enriches the main entrance. The frosted glass element gives intrigue and creates openness between the entry and living space. This detailed design end result exceeded the client’s expectations. #apartment   #nyc   #nycapartments   #newyorkcity   #newyork   #apartmentliving   #luxury   #luxuryhomes   #luxury   #fun   #stainlesssteel   #kitchendesign   #kitchenideas   #kitchendesign   #livingroomdecor   #livingroom   #architecture   #architect   #interior   #interiordesign   #interiordecor  +houzz +Topsider Homes +Interior Design Magazine +Topsider Homes

Finding retail space in Manhattan is all about location. Once you find the perfect location, square footage is almost always sacrificed. This holds true when looking at this 325 square foot luxury salon in Tribeca. The client wanted her high-end and extremely exclusive salon to reflect her taste and finesse in styling talents in a glamorous atmosphere. This goal was achieved by using pragmatic spatial design with contemporary and luxurious materials.

A major challenge was to overcome the limitations of this narrow space. To achieve an open and spacious design, we opted to not have cabinetry pieces or storage that’s typically seen at each salon station. The hierarchy of the sleek mirror wall attracts the viewer, and rolling storage for hair supplies is taken out as needed. The backdrop is a palette of whites and pale greens with a pop of color in the fabric chairs, custom wood, and a color changing LED dimmer light behind an etched glass panel. The tiled walls were custom designed glass and metallic square Cancos tiles. The large mirror and using a light color palette on the floor, walls, and ceiling all contribute to visually opening the existing narrow railroad layout. This 18 foot mirror has clear glass along the top and bottom, and projects from the wall giving the illusion that it is floating.

The lighting had a simple concept, one gorgeous dramatic focal fixture and the rest to be small with a subtle recognition. The chandelier is a crystal empire series LED. Small square down-lights with satin nickel trim are symmetrically organized in the main salon space. Directional LED fixtures, in a recess cut out of the ceiling, highlight the mirror.

The transformations that take place during any renovation is always so rewarding for both the client and architect. The architecture and interior design has now given this elite salon a luxurious experience the client desired. #salon   #salonfun   #modern   #moderndesign   #retail   #interiordesign   #haircare   #hairstyles   #haircut   #NEONLIGHTS   #lights   #architecture   #architectural   #architecturephotography

‘A beautiful mix of rustic and modern, classic and contemporary, rough-hewn beams and sleek art glass.’ – Nancy L. Claus, Westchester Home Magazine

Our clients had their version of the American Dream: a farmhouse in a break-taking countryside setting with the conveniences of modern day living. The first challenge started out when the family wanted to find an existing rustic farmhouse and barn to renovate into a summerhouse. When this could not be found; the client, architect, and interior designer had to rethink their options. When the perfect land was found we just had change our approach to constructing a farmhouse from the ground up and pulling it off to pass as a renovated rustic old world farmhouse. Done right, the possibilities could be endless.

The Salem Estate is a magnificent villa of nearly 16,000 square feet, including every outbuilding. Located in the stunning countryside of the North Salem valley, each corner of this home has every opportunity for remarkable view. The front façade of the home was designed to resemble a traditional barn; we even used barn doors on the garage. A turning point in the design phase was the addition of the silo to fully complete the vision. The silo, cleverly designed inside and out, is enclosing a custom spiral staircase made of old growth heart pine and steel with a mahogany, antique wood and steel railing. The west facing side of the house takes a different approach with a pane of glass on nearly every surface taking full advantage of the mountain views. #luxury   #gorgeous   #interiordesign   #interior   #MODERN   #rusticdecor   #followforfollow   #followus   #architecture   #architectural   #architect   #architect   #luxuryhomes   +House Beautiful +Better Homes and Gardens +HomeAdore +Topsider Homes

This Tribeca Loft was completed in 2011 as a live/work & Gallery space for a renowned Korean artist. The 7300 square foot penthouse also has an additional 2000 square foot sprawling outdoor terrace. The residential side of the space was designed with the intent of entertaining, as well as being conducive to the young family’s modern, everyday life. The massive sliding doors and high ceilings offer sweeping floor to ceiling views of lower Manhattan throughout. The client wanted to incorporate the cityscapes in to their space. The utilization of a muted color palate and modern furnishings, in conjunction with the warm tones of the artists hand crafted furniture pieces and art, we were able to achieve the clean, yet inviting, aesthetic the client wanted.

From its inception the architecture was determined to be avant-garde; artistically minimal. Vast expanses of wall space were needed for the oversized art pieces that the client had selected from their collection to be displayed. The lighting was an integral part of the overall “Zen-esque” concept. The architect needed to create harmony between artificial and natural light, while still highlighting art pieces and featured architectural details. The use of multi level floating platforms and soffit work was also an important factor in delineating room functions without closing the space off with any walls. The client insisted on the maximum amount of storage to be incorporated, even in the most unobvious places, so each crafted millwork piece has hidden storage compartments.

The interior design began with a custom, grey stained rift white oak floor from Devon & Devon that both the designer and the client fell in love with. The rest of the palate was pulled from there; soft grey tones, highlighted with crisp white lacquer mill work, custom polished white glassos and shades of deep wood from the artists own hand carved accent pieces.

This residence & gallery is a celebration of clients’ inspired lifestyle, expressed through the design. Overall, it is an expression of the unity between art and architecture. #gallery   #artwork   #homedecor   #home   #luxuryrealestate   #moderndesign   #modernart   #modern   #followforfollow   #followus   #followme   #architecture   #architecturephotography   #architect   #newyork

The perfectly appointed roof deck, which is one of 3 private decks on the home, is accessible from a winding, exterior staircase. The 1300 square foot area boasts a custom Field Turf and cedar surface, rows of Dahlberg daisies, enormous stainless steel planters filled with Skyrocket Junipers and made to order lounge seating. Additional amenities include an enclosed Bar-B-Que, a built-in weather-proof surround sound system, made to order lounge seating and one of the most spectacular views of Wall Street in all of Manhattan. Luxury appointments aside, it is also the perfect playground for the residents’ 18 month old twin daughters. “As a native New Yorker, I certainly don’t take for granted what this roof deck has afforded my family; our vision and the architects design were synonymous,” the client remarked. Whether the family is sunbathing and grilling organic vegetables or hosting a kosher catered event for 25 friends, the roof deck is certainly well used and enjoyed.

Loft space beckons modern design. The harmony of living comfortably amongst modern artful architecture can be seen in this apartment. Stainless steel, marble and wood create a cool neutral color palate. Delineating soffits at multiple heights and a strategic lighting plan create a grand urban environment and give human scale to the unusually high ceilings. The clients sought after a creative design that allowed for open space and simultaneously created private living areas. The deliberate vast wall space accommodates artwork, which was placed to mimic the particular areas’ intent. The railroad layout and high ceilings gave way to unique architecture; playing with length in contrast to height and vice versa. Although new contemporary residences keep popping up all over the island, fitted with the most technological and environmental advancements and headlined by the most sought after architects and designers, this loft is buoyed to the top for meeting the needs of its inhabitants perfectly, showcasing the hand crafted and meticulous work of a renowned New York architect and adding more hip to an already hip neighborhood. The residence won a 2008 Archi Award for outstanding residential architecture. The chic, modern interior, remarkable outdoor areas and hip, up and coming neighborhood work in harmony to make this the perfect Manhattan home. #HOME   #homedecor   #architecture   #architect   #architectural   #modern   #moderndesign   #modernfurniture   #architecturephotography   #RECESSEDLIGHTING   #lightingdesign   #lighting   #couch   #fireplace

Advertising agencies need to promote an environment in which creativity can blossom. The structure and design within the walls of an agency, such as Cline Davis Mann, need to compliment this creative process. Stretches of meshed stainless steel curved and cut to accentuate ceiling lines and tactically placed lighting is the highlight of this multi purpose conference room.

A custom designed wood, glass, stainless steel and lacquer conference table flanked with ergonomic contemporary seating is the focal point of the room. The work area is also afforded with a touch screen digital media center for wireless audio, visual, telephone and conference control. The design encompasses visual, acoustical and thermal comfort creating a sustainable work environment for its occupants, influencing creativity and sparking imaginations. The walls in the room can virtually talk; they can be used as scratch pads for think-tank meetings. The reflective quality of the walls also enhances the balance of the room.

This space is the perfect playground for flowing ideologists whom rule the advertising world from theirManhattantower. The vision and ingenuity that brought the architecture to life is the same as what inspires its inhabitants. The Cline Davis Mann project is successful in that it captures the essence of a modern working world and is awe inspiring to those who see it everyday. #Conference   #conferenceroom   #commercial   #chair   #chairs   #conferencetable   #table   #architecture   #architect   #officespace   #office   #wood   #architectural

This modern home, of 9000 square feet, is located in an affluent, waterfront community. While there were no unusual programmatic requirements, the client wanted to achieve a sense of drama in the architecture and interiors; most importantly to capture the panoramic views. The house emerged as two slender volumes that oriented themselves perpendicular to the primary viewing plane. A double height space connects these two parallel wings. The connecting volume acts as the entry in to the formal living room and dining room, featuring full height glass fenestrations, in both the front and the back. Walking through the front entry you are afforded with a view straight through the center of the home to the Atlantic Ocean. The transparency provides welcoming views of the ocean from almost every point within the space. In addition, it allows for a clear perception of the two wings, which appear to be slipping out towards the water, framing the landscape. The structure rests as an imposing white beacon on the shore line. A poured concrete structural system with cinder block infill provided a stable base for an exterior stucco finish. From a massing point of view, the house is seen as a manipulation of pristine white planes and volumes that are layered in an effort to blur the true confines of the house and create a larger sense of dwelling. The interior material selections sought to maintain a cool, light toned and low contrast extension of the exterior walls. These vertical surfaces were used as natural light reflectors, filling the house with soft ambient light. Materials, such as the sandy hued limestone of the central fireplace element, the dark metallic textures of the stair system and the Brazilian Mahogany floor combine with the bright white walls to present a balance between cool and warm surfaces, as well as a visually compelling architectural experience.

A yacht offers constraints and opportunities to architects and designers alike. An interesting set of challenges arises when it is realized that a vision must not only be structurally sound, innovative, aesthetically beautiful and comfortable, but it must also float. Being afloat in a modernists retreat has been a long sought after dream for these clients.

The state of art design of this yacht incorporates the latest technology, utilizing carbon fiber. The finest goods were chosen to adorn the yachts interior. Outdoor textiles were employed in the interior spaces to ensure the client would have the calming, clean white aesthetic that they sought after, without compromising the durability and longevity. Hand selected Macassar Ebony with a high lacquer finish wraps each wall of the main deck and the floors are clad in custom silk carpet. In keeping with the European heritage of the vessel, all the custom designed furnishings and accouterments were made in the old country.

The client wanted to ensure that their crew would have the most advanced technology to work with. No expense was spared. From the engine room to the toilets to the acoustical system to the shower hinges, every aspect of the workings of the ship was thought through diligently and with care. Throughout their history the European boat manufacturer has credited “passion as the driving force behind the performance and perfection they deliver. They strive for perfection both technically and aesthetically.” This project is the crowning glory of yacht designers and architects alike. #yacht   #yachtworld   #architecture   #interiordesign   #design   #architect   #architectural   #decor   #ocean   #yachts   #custom   #modern   #moderndesign   #modernfurniture
