You’ve found a new place to hang your hat. Hooray! Now organize all that paperwork you’ve collected in the process of renting your apartment. That way, when it comes time to renew your lease or (gasp) cash in on the renter’s insurance you purchased, information you need will be quickly on hand.
We recommend creating a file that houses the following documents:
1) Your lease and all accompanying documents you signed (tip: jot down important dates in the lease on a sticky note such as when rent is due and when your lease is up)
2) Renters Insurance policy
3) Move in / move out condition checklist
4) Storage rental agreement (if you have one)

My sister and I lived here for 3 years.. The location is convenient and the neighborhood is great.. but as far as the apartments themselves and up keep and rent.. I DO NOT RECOMMEND. The places are falling apart from screws missing in the electrical sockets to the faucets themselves not even working. Our back sliding door never actually locked with a good jiggle you could break into our townhouse every time. This came in handy when I locked myself out and the office closed early just as it did every day. The maintenance man who was the ONLY maintenance man.. is the rudest person I've ever met. He has kicked our neighbors dog and screamed at ours (a little french bulldog puppy). Our air conditioning broke in the hottest time of the year. We called maintenance and they said they fixed it, yet it was 80+ degrees still in our house. They came back and said they heard it blowing. Yeah well it isn't blowing in our unit so.. do something else please?? nope, not until i had to call in another maintenance request and the owner finally replaced the unit. On top of that if it rains...??? You better not have anything valuable because most likely the roof is going to leak and a steady waterfall will appear in your living room.. bedroom.. or dining room.. you'll just have to wait and find out which one!! My sister unfortunately was the receiver on that end every time.. her mattress, and laptop were completely drenched on separate occasions. As fun as this all is.. wait till you see your rent!! It's to begin with very expensive and on top of that you will get fun little charges randomly on your bill as though you aren't paying enough lets raise it $40 for no reason and not tell you about it!!! I don't have anything better to do with my money anyway!! When we finally moved out, that too, was a nightmare. We were charged up and down for little things that didn't make sense and things we had already paid for.. it was absurd. We just wanted out of there though so we did what we had to, to be done with it. It's a nightmare to pay your rent too. They change the way they will accept payment constantly so you never know if you actually pay your rent which is fun when you get a late charge because of it and it's never the same amount so it's not like you can plan ahead.

So, I'm not gonna lie. I think that the majority of the recent posts on other sites about how it's so great were written by the leasing office. For so many residents to start writing reviews back to back like that seems shady... For the past couple months or so I've seen the prices for apartments at the Cascades fluctuate around $100 less or more. The office will tell you this is because of supply and demand and that pricing is cheaper in the winter versus the summer. While this may be true, you can almost always get a better price there Tuesday and Wednesday of the week. It starts to go up Thursday and the weekend is always the most expensive time to request a quote. Monday is also high because those prices you requested from Saturday are honored for 48 hours, thus why Monday is still high because they don't want to offer you a lower price. Tuesday and Wednesday are generally $20-$30 cheaper than Friday and Saturday quotes. It's a nice place to live, but the pricing is a game to get a good price. While $20-$30 might not sound like much, spread over a year it adds up. I'd prefer consistent pricing for aparment hunting rather than this sales tactic. Overall, the parking lot is pretty full and could use some more lighting. The outside architecture looks kinda weird, but the actual apartment is a nice layout and is pretty quiet. I've never had a problem with my neighbors and it seems like everyone cleans up after their dogs. It's a good place to live if you get a good price. It's only an ok place if you're moving in the summer and request the quote on the weekends though (it's going to cost you about $100 more per month than in the fall, winter, or spring).

The management is awful. Everyone is very nice until you sign a lease. Then it all goes downhill. Since we moved in two months ago, we have had nothing but problems. Things are constantly breaking (doors won't latch, oven stopped working, very unreliable hot water). We've been told the hot water will not get any better because there are 8 apartments connected to each hot water heater and we are the last apartment in line. It's terrible. The maintenance man who came to look at one of the problems used our toilet, overflowed it, and threw our personal towels on the floor. We took photos of the disaster and sent them to management. It took two weeks to get a response, and the maintenance man denied it was him so nothing came of it. After that incident we requested that no on enter our apartment without us present, but they have already ignored that request. The staff has no respect for the renters at all. Also, you should know ahead of time that the real apartments look nothing like the model. Everything was filthy when we moved it. The carpet smelled and whoever painted the walls did a lousy job and dripped on the floors and countertops. I would definitely not recommend the Cascades or probably any other PRG owned property.
