Phipps Plaza owner Simon Property Group Inc. says it will start demolition work in August as part of its $200 million redevelopment of the upscale Buckhead mall.

It remains to be seen when vertical construction on a key component of the overhaul, a new 13-story office building officially named One Phipps Plaza, begins. Simon has not released a target date for breaking ground on the building or its choice of general contractor.

On Thursday, it did unveil a new image of the planned tower. CBRE Inc. was picked to lease One Phipps Plaza.

Demolition for the redevelopment will force the closure of the Belk department store, which is expected to happen this summer.

In Buckhead, no new office buildings were under construction at the end of the first quarter, as rents for trophy space hovered between $35 and $36 per square foot. Class A total vacancy was around 14 percent.
