Anyone know the difference between a Deed and Title?

Title refers to ownership of the property, meaning that you have the rights to use that property.
Deeds, on the other hand, are actually the legal documents that transfer title from one person to another.

Just because the sellers of the property have a deed, doesn't mean they have the right to sell. The deed is not proof of ownership and it doesn't do away with rights other may have to the property. In addition, a deed won't show any liens or claims that may be outstanding on the title. THIS is why title insurance is necessary.

COMMON TITLE PROBLEM: FORGERIES
Don’t you wish everyone was honest like you and I? Unfortunately, that’s not the case. Forged or fabricated documents are filed within public records more often than you may think. Sometimes these documents obscure rightful ownership to property. If a forgery comes to light after you’ve purchased a property, it may impact your rights to that property.

Title insurance provides protection from title problems that may become known AFTER you close your transaction.
